"Kilmersdon village is in a conservation area.  We believe this includes the front garden but not the rear, which was purchased separately by the previous owners in 1979".

"On 4th January 2024, following a prolonged period of exceptionally heavy rain, a small puddle approximately one metre in length appeared on the dining room floor by the wall which adjoins the kitchen. As a result, the fitted carpet was replaced and all costs were covered by my insurance company with no problem. As can be verified elsewhere, the winter of 2023-24 was the wettest ever recorded in this area."

A new kitchen/diner was added to the property. Building regulation approval and planning permission was granted for this. This work was completed around Christmas 1997.

There will be no onward chain. 

There are three lofts (two accessible and in use) with boards and electric lights.  One has an integral ladder, the other is accessible with a small step ladder.

There is insulation in the roof.  The whole house was re-roofed with new insulation in October 2015.

Our vendors have provided us with further information on the history of the property which is as follows:

 

"The property known as Tumblers Bottom was originally a rank of four small stone cottages.  We believe the oldest cottage (now the dining room with vaulted room above) was built around 1720 and the remaining three, around 100 years later.  In more recent times, the tenants were miners' families, who were moved elsewhere in the late 1960's as there was no internal water supply.  The residents shared a wash block where there is now a greenhouse."

"Around 1970, the property was bought by an individual who modernised the property and converted it into two homes.  Either they or their successors subsequently converted it into one.  There have been two other owners before us who are remembered for having started a herb farm here, followed by another family"

"The garage and the room above it were added on to the house in the 1970's, on top of what had been part of the old road through the village, which ran down the track from Silver Street, past the north end of the house and on up the hill, before the present straight toll road was constructed."

"The land to the rear of the house was formerly a field and was bought from Lord Hylton to create a back garden by one of the previous owners.  We are told that the walled terrace at the south end of the house was originally an animal pen.  The large fireplace in the dining room was uncovered behind a solid wall in the late 1990's and is believed to have been concealed for over 100 years."

"The origins of the house name are uncertain.  Despite the appealing links to the Jack & Jill nursery rhyme, which is thought to have originated in Kilmersdon, a more likely explanation is that a travelling fair with acrobats and tumblers used to come regularly to the field next to the house.  There is also a possibility that there was a connection with 'tumbler' homing pigeons, a popular hobby of the local mining community."
