Very low
Unlike flooding from rivers, surface water flooding can happen many miles from a river, often in places that people wouldn’t expect because it’s a long way from a river or stream – it happens simply because there is nowhere else for the rainwater to go. Risk ratings are measured as:
High Risk - an area which has a chance of flooding of greater than 1 in 30 (3.3%) in any one year.
Medium Risk - an area which has a chance of flooding of greater than 1 in 100 (1.0%) in any one year.
Low Risk - an area which has a chance of flooding of greater than 1 in 1000 (0.1%) in any one year.
Very Low Risk - an area in which the risk is below 1 in 1000 (0.1%) in any one year.

About Shepherds Estate Agents
It seems a little strange to be talking all about us, when really and truly, our business is all about you: your home, your move and your experience. But to give you some background: Shepherd’s first opened in Hertford on February 14th 1976 – Valentine’s Day. At the time, the average sale price in Hertford was about £14,000; a pint of beer was 32p; and everything we did was hand written or typed …and when the existence of private landlords was still a rarity.

While today’s house prices are unrecognisable and technology has transformed the way property is marketed – let’s not even discuss the cost of a pint! – the fundamental principles of exceptional customer service and doing right by everyone remain as strong today as the day we opened. Possibly why we’ve been here so long. Shepherds has been a thoroughly modern and thoroughly local estate agent for every day of its considerable lifetime. We’ve consistently sought out new technologies and always remained open to change, with a team of people who live in – and love – the neighbourhood.

Most of all, Shepherds is built on a simple and timeless formula: helpful local people, helping local people move.

Testimonial 1
From first visit to completion of sale we received personal attention, queries were answered quickly and when asked advice, which turned out for the best, was given. A very satisfied client.
Testimonial 2
The team at Shepherds are bright, cheerful and friendly to deal with. Their photos of our house were fabulous, showing it at its best. I'm sure that was a significant reason for the rapid sale. Their responses and updates were always helpful and prompt. I can confidently recommend their services. Many thanks to David, Peter and the team.
Testimonial 3
Shepherds were great when we bought our house recently - answered all my many questions and kept me regularly updated in a somewhat long and frustrating chain with lots of issues. Would highly recommend
Testimonial 4
Very good experience, especially collaboration with my neighbour. Will definitely recommend.
Testimonial 5
We viewed several houses with Shepherds before settling on one to purchase. The team are professional and personable and knowledgeable about the area. It was however, during the lengthy drawn out sale that the team, and particularly David, were so important. I am sure the sale would still be going on if it wasn’t for David helping to chase everyone and keep the information flowing.
Testimonial 6
Very friendly and efficient team. Would recommend them for a local sale.

What is Radon?

Radon is a natural radioactive gas, which enters buildings from the ground. Exposure to high concentrations increases the risk of lung cancer.

The UK Health Security Agency (UKHSA) recommends that radon levels should be reduced in homes where the annual average is at or above 200 becquerels per cubic metre (200 Bq/m ). This level is termed the Action Level.

The UK Health Security Agency defines radon Affected Areas as those with 1% chance or more of a house having a radon concentration at or above the Action Level of 200 Bq -3 m.
