Why are you selling? We have enjoyed living here but are ready for our next move.

Do you need to buy somewhere else or can you sell with no chain? We will need to buy somewhere else.

School catchment? Beechwood primary, St Dominic Savio primary, Waingels College, Forest secondary school

What improvements/alterations have been made and when? When we moved into the property there was a small kitchen and the space downstairs was under-utilised.  We have reconfigured the space to create a large open plan family/entertaining space consisting of a large kitchen and dining area with an adjoining reception room.  There are sliding doors between the reception room and the kitchen and dining area so it can be used as a private space when needed.  The new kitchen, installed in 2022, includes a large kitchen island with seating and room for a large dining table. We have kept the original lounge as a separate space on the opposite side of the house. In addition to the above we have also installed a new downstairs bathroom with electric shower and redecorated throughout the rest of the house.  Outside we have added a new patio large enough for a table and chairs plus additional seating. According to the previous owners, the foundations for the extension were constructed to allow for the addition of a second floor if required.

Location, type, age & last service of boiler (combi, etc)? British Gas “High Efficiency Condensing Boiler’ fitted April 2014 (in bathroom airing cupboard).  Serviced annually by British Gas since installation. This is controlled by a ‘Hive’ wifi enabled system.

Do you know what is under the carpets, i.e floorboards, etc.  Mainly floorboards, some chipboard and plywood flooring with insulation.

What are your neighbours like?  We have a good relationship with all our neighbours, there is a good sense of community in the area.

Which direction does your garden face? The garden faces South east and gets plenty of sun all day.

Which boundaries are you responsible for?  There does not seem to be anything documented but there is a general agreement that each owner is responsible for the left of the property. We replaced the left rear fence in 2020 so it is in good condition.

Do you have a water meter or water softener? No

What council tax band? Band ‘E’.

What is loft situation?  The loft is mostly boarded and there is a good loft ladder in the rear bedroom for access.

Do you have broadband installed? Yes, with virgin media
