Flood Risk
Surface Water
Very Low
Unlike flooding from rivers, surface water flooding can happen many miles from a river, often in places that people wouldn’t expect because it’s a long way from a river or stream – it happens simply because there is nowhere else for the rainwater to go. Risk ratings are measured as:
High Risk - an area which has a chance of flooding of greater than 1 in 30 (3.3%) in any one year.
Medium Risk - an area which has a chance of flooding of greater than 1 in 100 (1.0%) in any one year.
Low Risk - an area which has a chance of flooding of greater than 1 in 1000 (0.1%) in any one year.
Very Low Risk - an area in which the risk is below 1 in 1000 (0.1%) in any one year

About Howland Jones
Created by Rebecca Howland (nee Jones) in 1999, Howland Jones remains a privately owned independent company specialising in property sales and residential lettings. In 2017, Rebecca’s husband Jon joined the business and set up the Sales element of the business. Their expertise and experience was passed down to their already very knowledgable team who focus their energies on delivering and maintaining a higher than expected service level.

In the first quarter of 2023 Rebecca and Jon sold the business and now enjoy early retirement knowing their legacy is in safe hands with the staff they recruited and trained to excellent standards, still delivering high customer satisfaction that is second nature to them.
Rebecca Macdonald - Sales Manager / Senior Valuer
Rebecca is our Sales Manager and Senior Sales Valuer and enjoys nothing more than providing professional advice on property values and helping to achieve your sale in your timescale.

"I have a work hard play hard mentality. I am lucky to have 2 wonderful children and a job I love so for me finding the balance isn't hard."

Very professional from the start, walked me through purchasing a house for the first time (thank you Rebecca MacDonald who pushed to get things done) always helpful, Becci was fantastic and took all the stress out of renting my property out by organising everything and ensured a smooth transition so thank you again to all at Howland Jones for your brilliant service, thanks for always being at the end of a phone call Becci you certainly know your business!
Testimonial 2
Howland Jones were consummate professionals from start to finish of selling our home. They made what could have been a stressful process of selling a home as easy as possible. We had moved abroad before the sale of our house went through, so we wanted to make sure we chose an estate agent that we could depend on. We interviewed a number of estate agents, and Howland Jones stood head and shoulder above the rest in terms of friendliness and professionalism!
Testimonial 3
From initial contact over an advertised rental property the service provided by all at Howland Jones has been exceptional from start to finish. A huge thank you to Helen in lettings as a true professional and a credit to the Company, thorough, polite, efficient and employees like her is how a company becomes a success. Also Katie in sales needs a mention as another who's tenacity assisted greatly in my purchase. I cannot recommend this company enough!
Testimonial 4
I have recently sold my house and was looking for rental accommodation. From the first phone call, Howland Jones stood out miles from the multiple other estate agents I have contacted over the last few weeks. I initially spoke to Helen, who was exceptionally kind and helpful , she advised me of properties that could suit my needs and quickly arranged viewings. I attended a viewing and fell in love with a property.
Testimonial 5
We have used Howland Jones as both property letting agents and property sales agents and cannot recommend them highly enough. The staff are excellent in every aspect we could have hoped for, always on the ball...always great for advice and updates, and really nice people.

Council Tax pays for multiple services in the property's local authority with only part of it going to the council itself. Residences within a Parish or Town Council area have an additional charge to fund the body. Each parish/town council has a different budget and imposes different fees. Not all councils have parishes/town councils and this varies across the country.

In instances where parish/town councils do affect the council tax value and we do not have the exact figure, we present council tax data with the below highlights. Take care to confirm which is being presented by the dashboard as this will need to be made clear to your clients:

avg - When we indicate the Council Tax price is 'avg', it means we have not been able to obtain an exact figure, so this number represents the mean value of Council Tax across the council for that property band. The exact figure will be slightly higher or lower because each parish/town council is priced differently.

min - When we indicate the Council Tax is a 'min', it represents the known amount that the council sets for itself, but excludes the parish/town council cost which we have not been able to obtain. The additional cost will need to be considered as it will be greater than the indicated price.
