Flood Risk
Surface Water
Very low
Unlike flooding from rivers, surface water flooding can happen many miles from a river, often in places that people wouldn’t expect because it’s a long way from a river or stream – it happens simply because there is nowhere else for the rainwater to go. Risk ratings are measured as:
High Risk - an area which has a chance of flooding of greater than 1 in 30 (3.3%) in any one year.
Medium Risk - an area which has a chance of flooding of greater than 1 in 100 (1.0%) in any one year.
Low Risk - an area which has a chance of flooding of greater than 1 in 1000 (0.1%) in any one year.
Very Low Risk - an area in which the risk is below 1 in 1000 (0.1%) in any one year

About Yopa
Yopa is an award-winning estate agency that provides a full service for a fair fixed fee. We’re backed by some of the biggest names in the property industry, and since our establishment in 2015, we’ve become one of the largest estate agencies in the UK.

Our customers get the same end-to-end service they would from a high street agency, with the added benefit of simple, useful technology that helps them see every step of their sale as it happens. Our service includes dedicated local estate agents, evening and weekend opening hours, help with everything from mortgages to conveyancing.

Helping customers have a smooth move during a potentially stressful life event is at the centre of everything we do. That’s why we’re looking for passionate people, from estate agents to customer care specialists, programmers to property experts, to help us make the world of estate agency a better place.

Estate agency runs in the family. Paul first worked for his father’s commercial estate agency in central Manchester in the late 1980’s and realised he had a passion for property. After his father retired, he moved into the financial services sector and eventually ran his own I.F.A practice where he developed a passion and drive to help people achieve their financial goals. His most satisfying and rewarding role was running his own independent mortgage brokerage. He realised then he had a talent for helping people buy their own homes and buy to lets. He is also an experienced landlord, property investor and owns property overseas. He has over 30 years unparalleled experience in property both residential and commercial.

He has lived in North Manchester most of his life, so he knows the area and people well. His children attend local schools and Paul has varied interests including football, sailing and martial arts. He enjoys coastal sailing with his son and hill walks with his wife. His perfect family holiday is just camping in the lakes, weather permitting.

Council Tax pays for multiple services in the property's local authority with only part of it going to the council itself. Residences within a Parish or Town Council area have an additional charge to fund the body. Each parish/town council has a different budget and imposes different fees. Not all councils have parishes/town councils and this varies across the country.

In instances where parish/town councils do affect the council tax value and we do not have the exact figure, we present council tax data with the below highlights. Take care to confirm which is being presented by the dashboard as this will need to be made clear to your clients:

avg - When we indicate the Council Tax price is 'avg', it means we have not been able to obtain an exact figure, so this number represents the mean value of Council Tax across the council for that property band. The exact figure will be slightly higher or lower because each parish/town council is priced differently.

min - When we indicate the Council Tax is a 'min', it represents the known amount that the council sets for itself, but excludes the parish/town council cost which we have not been able to obtain. The additional cost will need to be considered as it will be greater than the indicated price.
