Flood Risk
Surface Water
Very low
Unlike flooding from rivers, surface water flooding can happen many miles from a river, often in places that people wouldn’t expect because it’s a long way from a river or stream – it happens simply because there is nowhere else for the rainwater to go. Risk ratings are measured as:
High Risk - an area which has a chance of flooding of greater than 1 in 30 (3.3%) in any one year.
Medium Risk - an area which has a chance of flooding of greater than 1 in 100 (1.0%) in any one year.
Low Risk - an area which has a chance of flooding of greater than 1 in 1000 (0.1%) in any one year.
Very Low Risk - an area in which the risk is below 1 in 1000 (0.1%) in any one year.

Andrew Craig
Andrew Craig are widely recognised as one of the leading Estate Agencies in the North East of England and we are often the first contact for hundreds of new buyers who register with us each month. Make sure your property is the one they see on our register.
We know what we are doing. In fact, with 12 branches across the North East we have an enormous amount of knowledge about your local market. Time and again we find that our local ‘know how’ is what makes the difference.

Our biggest asset is our well trained and highly motivated team of professional staff. We employ real people to do real jobs and we have a great mix of experience and youthful enthusiasm. We are Regulated by RICS and understand the importance of client care.
Testimonial 1
After changing our estate agents from chase to Andrew Craig the experience couldn’t have been more different. Andrew Craig and the Jarrow branch arranged many viewings, and were responsive and helpful throughout the process. Beth was our main point of contact, she was polite and professional and gave helpful feedback. Overall they did a great job, thanks for getting our house sold so quickly ( 3-4 months)
Testimonial 2
Michelle at Andrew Craig (Jarrow) has been absolutely brilliant. She has kept us fully informed of progress on our house sale every step of the way; ensuring we have up to date information on the status of the conveyancing for everyone in our chain. She has been hugely helpful and her hard work has put our minds at ease when we would otherwise have been concerned (and possibly called the whole thing off!). You are a star, thank you!
Testimonial 3
Marketed and Immediate result with first viewing. Professionally monitored sale from start to completion by Michelle. Would readily commend the experience of the service given by this agency.
Testimonial 4
I have used Andrew Craig twice for buying a home they were both professional and courteous, Michelle and her team were great!
I’ve also used Anthony hall on multiple occasions for advise and some great deals with my mortgages. Would highly recommend.
Testimonial 5
Had a few estate agents to choose from but we opted for Andrew Craig. From the agent coming to the house and Michelle keeping us up to date with all the paperwork, it was a smooth transaction. Would highly recommend to anyone who is selling their property.
Testimonial 6
I've bought & assisted my children to buy their homes,5 houses in total over the last 12 years. I used a competitor to buy a house from last year and just felt like a name on a file not a person, constantly calling & prompting them. Andrew Craig, especially Michelle made the process a smooth one. You always have a point of contact who is on point with the process.
Not usually a one for writing a review but if your pondering on an agent chose this one.
Andrew Craig are committed to comprehensive property data being made available up-front to make the home buying and selling process quicker, easier & cheaper. This is why we have partnered with Sprift - the UK’s leading supplier of property-specific data.

Council Tax pays for multiple services in the property's local authority with only part of it going to the council itself. Residences within a Parish or Town Council area have an additional charge to fund the body. Each parish/town council has a different budget and imposes different fees. Not all councils have parishes/town councils and this varies across the country.

In instances where parish/town councils do affect the council tax value and we do not have the exact figure, we present council tax data with the below highlights. Take care to confirm which is being presented by the dashboard as this will need to be made clear to your clients:

avg - When we indicate the Council Tax price is 'avg', it means we have not been able to obtain an exact figure, so this number represents the mean value of Council Tax across the council for that property band. The exact figure will be slightly higher or lower because each parish/town council is priced differently.

min - When we indicate the Council Tax is a 'min', it represents the known amount that the council sets for itself, but excludes the parish/town council cost which we have not been able to obtain. The additional cost will need to be considered as it will be greater than the indicated price.
