This great 2-bedroom, first floor maisonette is right in the heart of Carterton and yet occupies a peaceful and private spot at the end of a cul-de-sac. Freshly decorated and benefitting from allocated parking, a private lockable bike store, bin store and a private garden - this is a fabulous opportunity.

Representing great value, this property is ready to go; gas central heating (in-date certificate), updated electrics (in-date EICR), low ground rent (£10 per annum), low service charge (c.£107 per annum), low insurance and high energy efficiency.

For landlords this represented a great investment opportunity. We estimate a monthly rental income of c.£800 which represents a gross yield of over 5.6%.

SITUATION:  Carterton is West Oxfordshire's second town and takes its name from William Carter, a director of Homesteads Limited who developed the town in the late nineteenth century. The town became famous for market gardening notably for black grapes and tomatoes- the latter being sold in London's Covent Garden Market. The first airfield was built in the mid thirties and the RAF took over Brize Norton after the departure of the United States Air Force in 1965.   The town centre has seen a great deal of development in recent years and now offers a number of large supermarkets, banks and independent retailers and barbers/hairdressers as well as a lending library and numerous eateries. There are five primary schools and several sports clubs positioned around the town.  Situated in the heart of town, the property is well placed for the A40 linking the dreaming spires of Oxford to the attractions of Cheltenham.  Just a short walk away is the town centre and local shops, country and adventure parks as well as being convenient for a modern leisure centre with swimming pool, gymnasium and a large medical centre that has a dentist and dispensing chemist.  The town is well served by a modern bus fleet featuring wi-fi. Main line stations at Charlbury (c 13 miles - Journey time to Paddington approximately 78 minutes) and Hanborough (c. 12  miles with journey times to Oxford and London Paddington 10 and 69 minutes respectively).

Flood Risk
Surface Water
Very low
Unlike flooding from rivers, surface water flooding can happen many miles from a river, often in places that people wouldn’t expect because it’s a long way from a river or stream – it happens simply because there is nowhere else for the rainwater to go. Risk ratings are measured as:
High Risk - an area which has a chance of flooding of greater than 1 in 30 (3.3%) in any one year.
Medium Risk - an area which has a chance of flooding of greater than 1 in 100 (1.0%) in any one year.
Low Risk - an area which has a chance of flooding of greater than 1 in 1000 (0.1%) in any one year.
Very Low Risk - an area in which the risk is below 1 in 1000 (0.1%) in any one year.

Parkers were really helpful and provided an excellent service. The marketing of our property was very professional with first class photos and video tour. We were very pleased that Parkers accompanied all the viewings and gave prompt written feedback. We would highly recommend Brendan and the team at Parkers.
Testimonial 2
After trying an online agent and having no interest at all we moved over to Parkers, we immediately saw an increase in activity and had several viewings booked within the first week of changing agents! Very pleased with their efforts! Thank you

Far more than just an estate agent!
As a widow needing to maximise my sale price for care home fees, Parkers' advice regarding extending my lease and doing some updating was very helpful- as was their recommendations of reliable local tradespeople! Their involvement in ironing out issues after the sale had been agreed was invaluable and they even managed to get me more than my asking price! Thank you.

Council Tax pays for multiple services in the property's local authority with only part of it going to the council itself. Residences within a Parish or Town Council area have an additional charge to fund the body. Each parish/town council has a different budget and imposes different fees. Not all councils have parishes/town councils and this varies across the country.

In instances where parish/town councils do affect the council tax value and we do not have the exact figure, we present council tax data with the below highlights. Take care to confirm which is being presented by the dashboard as this will need to be made clear to your clients:

avg - When we indicate the Council Tax price is 'avg', it means we have not been able to obtain an exact figure, so this number represents the mean value of Council Tax across the council for that property band. The exact figure will be slightly higher or lower because each parish/town council is priced differently.

min - When we indicate the Council Tax is a 'min', it represents the known amount that the council sets for itself, but excludes the parish/town council cost which we have not been able to obtain. The additional cost will need to be considered as it will be greater than the indicated price.
