Flood Risk
Surface Water
Very Low
Unlike flooding from rivers, surface water flooding can happen many miles from a river, often in places that people wouldn’t expect because it’s a long way from a river or stream – it happens simply because there is nowhere else for the rainwater to go. Risk ratings are measured as:
High Risk - an area which has a chance of flooding of greater than 1 in 30 (3.3%) in any one year.
Medium Risk - an area which has a chance of flooding of greater than 1 in 100 (1.0%) in any one year.
Low Risk - an area which has a chance of flooding of greater than 1 in 1000 (0.1%) in any one year.
Very Low Risk - an area in which the risk is below 1 in 1000 (0.1%) in any one year

Best service what I have ever had with agency. Very professional and polite personal. I communicated with agent Jessica and she was absolutely helpful and friendly to me. Definitely highly recommend!
Do not go anywhere else. Belvoir break the mould when it comes to customer service - outstanding. Wai enabled our sale as Covid 19 took hold. Nothing was too much, everything we asked for (most of it outside the remit of an Estate Agent) Wai and Belvoir did. If there were an Oscar for best Estate Agent, Wai and Belvoir Brighton and Hove would be the winners.
I just wanted to leave a review about Emma at Belvoir. She came round to value my house this week, although we’re not ready to sell our house yet, Emma was very honest, helpful, and professional, she gave us some very useful advice about what to do to our property to maximise the potential and how to get the best price when we do sell. I wouldn’t hesitate to use Emma and Belvoir when we sell, and I will definitely be recommending her to my friends.

Council Tax pays for multiple services in the property's local authority with only part of it going to the council itself. Residences within a Parish or Town Council area have an additional charge to fund the body. Each parish/town council has a different budget and imposes different fees. Not all councils have parishes/town councils and this varies across the country.

In instances where parish/town councils do affect the council tax value and we do not have the exact figure, we present council tax data with the below highlights. Take care to confirm which is being presented by the dashboard as this will need to be made clear to your clients:

avg - When we indicate the Council Tax price is 'avg', it means we have not been able to obtain an exact figure, so this number represents the mean value of Council Tax across the council for that property band. The exact figure will be slightly higher or lower because each parish/town council is priced differently.

min - When we indicate the Council Tax is a 'min', it represents the known amount that the council sets for itself, but excludes the parish/town council cost which we have not been able to obtain. The additional cost will need to be considered as it will be greater than the indicated price.
