Description:
Once in a while something special comes to the market, and Lantern Hall is certainly that. The property forms part of Pitt House, designed and built in the 1840’s by the renowned London Architect Sir George Gilbert Scott in Partnership with William B. Moffatt. Sir Gilbert Scott being responsible for many iconic buildings such as St Pancreas Hotel and Train Station, and the Prince Albert Memorial. Pitt House is described as being of immense architectural and historic interest as one of the few remaining examples of a domestic building by Sir Gilbert Scott, and as an example of the early Victorian Jacobean revival style. Constructed of Devon squared stone with Bathstone dressings the house is almost symmetrical in design and features curly Dutch gables and castellated bay and oriel windows.
Pitt House was extended to the rear in the 1880’s whilst in the ownership of Charles Seale-Hayne including the addition of a billiard room and ballroom as well as several service rooms. During the second world war the American military used Pitt House, and then it saw use as a boys boarding school for a period of time prior to the conversion in the 1980’s. In the mid 1980’s much restoration work was carried out and the mansion was split into the current layout of three large houses and six apartments.
Lantern Hall is substantial and impressive freehold home formed from the original billiard room and part of the ballroom as well as several of the service rooms added by Seal-Hayne. The house is richly decorated with many well preserved and interesting original features, including the large lantern light over the living room which gives the house its name.
Accommodation extends to in excess of 2,000 sq ft and briefly comprises 3/4 bedrooms (1 en suite), large sitting/dining room, kitchen/breakfast room, mezzanine snug/bed 4, library, bathroom and utility room over two floors plus the mezzanine. Council Tax pays for multiple services in the property's local authority with only part of it going to the council itself. Residences within a Parish or Town Council area have an additional charge to fund the body. Each parish/town council has a different budget and imposes different fees. Not all councils have parishes/town councils and this varies across the country.
In instances where parish/town councils do affect the council tax value and we do not have the exact figure, we present council tax data with the below highlights. Take care to confirm which is being presented by the dashboard as this will need to be made clear to your clients:
avg - When we indicate the Council Tax price is 'avg', it means we have not been able to obtain an exact figure, so this number represents the mean value of Council Tax across the council for that property band. The exact figure will be slightly higher or lower because each parish/town council is priced differently.
min - When we indicate the Council Tax is a 'min', it represents the known amount that the council sets for itself, but excludes the parish/town council cost which we have not been able to obtain. The additional cost will need to be considered as it will be greater than the indicated price.
