Flood Risk
Surface Water
Very low
Unlike flooding from rivers, surface water flooding can happen many miles from a river, often in places that people wouldn’t expect because it’s a long way from a river or stream – it happens simply because there is nowhere else for the rainwater to go. Risk ratings are measured as:
High Risk - an area which has a chance of flooding of greater than 1 in 30 (3.3%) in any one year.
Medium Risk - an area which has a chance of flooding of greater than 1 in 100 (1.0%) in any one year.
Low Risk - an area which has a chance of flooding of greater than 1 in 1000 (0.1%) in any one year.
Very Low Risk - an area in which the risk is below 1 in 1000 (0.1%) in any one year

Our team
The Pemberton branch of estate agents Reeds Rains is located at the heart of Pemberton village and can be found on Ormskirk Road which is the main road that runs through the centre of Pemberton. The branch is located next door to Natwest bank and across the road from the Royal Bank of Scotland. Junction 26 of the M6 is within one mile of the branch; take a right turning on to the main road when leaving the motorway and the branch can be found on the right hand side. Free parking can be found at the rear of the office. Ormskirk road is on a main bus route with the closest bus stop just a minutes’ walk away.
Testimonial 1
From our initial enquiry Reeds Rains responded very quickly and professionally. Business and process was described in detail and our questions fully answered. We have been kept updated on all stages and activity with clear, positive communication along the way. We had a positive result. Due to our own circumstances we were unable to continue but Emma at Reeds Rains has understood our circumstances.
Testimonial 2
Reeds Rains were professional and answered queries promptly making the moving experience as stress free as possible. The house is now sold and we are thankful for all the help we have been given.

Testimonial 3
Had 2 viewings of the same property accompanied by Alan and both were really valuable in helping us to decide whether to purchase or not. Excellent service - Alan couldn't do enough and it was great that so much information was made available to us. Thanks.

Council Tax pays for multiple services in the property's local authority with only part of it going to the council itself. Residences within a Parish or Town Council area have an additional charge to fund the body. Each parish/town council has a different budget and imposes different fees. Not all councils have parishes/town councils and this varies across the country.

In instances where parish/town councils do affect the council tax value and we do not have the exact figure, we present council tax data with the below highlights. Take care to confirm which is being presented by the dashboard as this will need to be made clear to your clients:

avg - When we indicate the Council Tax price is 'avg', it means we have not been able to obtain an exact figure, so this number represents the mean value of Council Tax across the council for that property band. The exact figure will be slightly higher or lower because each parish/town council is priced differently.

min - When we indicate the Council Tax is a 'min', it represents the known amount that the council sets for itself, but excludes the parish/town council cost which we have not been able to obtain. The additional cost will need to be considered as it will be greater than the indicated price.
