Flood Risk
Surface Water
Medium
Unlike flooding from rivers, surface water flooding can happen many miles from a river, often in places that people wouldn’t expect because it’s a long way from a river or stream – it happens simply because there is nowhere else for the rainwater to go. Risk ratings are measured as:
High Risk - an area which has a chance of flooding of greater than 1 in 30 (3.3%) in any one year.
Medium Risk - an area which has a chance of flooding of greater than 1 in 100 (1.0%) in any one year.
Low Risk - an area which has a chance of flooding of greater than 1 in 1000 (0.1%) in any one year.
Very Low Risk - an area in which the risk is below 1 in 1000 (0.1%) in any one year

About Keith Ian
In 1990, Keith Ian was formed. Our first office was in High Street, Cheshunt. We quickly established ourselves as the market leader.

Soon after, we obtained offices in Ware and Buntingford. Keith Ian has gone from strength to strength. Helping customers buy and sell homes along the A10 corridor.

Sadly, in 2003 we lost Keith to ill health. Keith’s ethos of customer service has remained our core value.
Jordan Falco - Branch Manager
My passion and enthusiasm are driven by the people that I meet on a day-to-day basis. Every client is a new story, a fresh relationship, and an opportunity to guide everyone towards achieving their life goal; be that finding their perfect family home or selling a property to begin their next journey. My experience in estate agency began in 2005 at a small independent company in Hertfordshire as a Trainee Negotiator. The next 9 years were spent climbing the management ladder to reach my goal as Branch Manager which I have thoroughly enjoyed since. I joined Keith Ian in April 2020 and over the past couple of months we have gone from strength to strength through what is a very interesting market.
Testimonial 1
I have found the whole team to be very helpful and professional. Having no real experience of selling a property I appreciated the support and information given. When an issue arose when contracts were due to be exchanged they were proactive in moving the process forward and finding a solution that was satisfactory to the buyer and myself. Will recommend them to friends and family.

Council Tax pays for multiple services in the property's local authority with only part of it going to the council itself. Residences within a Parish or Town Council area have an additional charge to fund the body. Each parish/town council has a different budget and imposes different fees. Not all councils have parishes/town councils and this varies across the country.

In instances where parish/town councils do affect the council tax value and we do not have the exact figure, we present council tax data with the below highlights. Take care to confirm which is being presented by the dashboard as this will need to be made clear to your clients:

avg - When we indicate the Council Tax price is 'avg', it means we have not been able to obtain an exact figure, so this number represents the mean value of Council Tax across the council for that property band. The exact figure will be slightly higher or lower because each parish/town council is priced differently.

min - When we indicate the Council Tax is a 'min', it represents the known amount that the council sets for itself, but excludes the parish/town council cost which we have not been able to obtain. The additional cost will need to be considered as it will be greater than the indicated price.
