So what's on offer? This detached home has 2 amazing first floor bedrooms with a handy 3rd on the ground floor but this could easily double up as a home office. The lounge/diner is a great size and the owners have installed a modern contemporary bathroom suite and a gorgeous kitchen.

What's downstairs then? The entrance hall has stairs to the first floor and doors to all rooms. On your left is the kitchen which, in our opinion, is absolutely gorgeous. This has been recently installed and offers extensive wall and base units for storage, built in hob and extractor with the added bonus of 2 separate ovens which is ideal for those keen chefs! You will also find an integrated fridge/freezer along with a slim-line dishwasher and space for your washing machine. The units are finished in a modern grey with slim-line marble effect worktops and matching low rise splash backs. There is a door providing access to the conservatory and the window also opens to this as well with a further front facing window allowing plenty of light to come in. Back to the hallway and the bathroom is on the left which has a modern white suite and thermostat controlled shower and screen over the bath with a hand basin inset to the vanity unit and low level WC. It really is an easy to keep clean bathroom as the owner has utilised the modern grey and white marble effect wall panelling and this is all finished off with a large chrome towel radiator.

You mentioned bedroom 3 could be an office? Absolutely and with a window to the side and more than enough space, there is no reason it couldn't be used for other uses like a music room or similar. The main lounge/diner stretches across the full width of the house and has French doors opening to the side yard area and at the other end, French doors open to the conservatory. There are 2 rear facing windows, you cant get enough sunshine coming in lets be honest and we are told that when the cooler nights set in, the wood burning stove is all that they really use to heat the whole house.

How big is the conservatory? It really is a great size and runs the full length of the house. There are French doors opening to the garden and there is also a single door making access from the kitchen to the vegetable plot in the garden so easy. This room has been upgraded with a solid insulated roof which allows all year round use and we are told it doesn't get to hot in the summer or too cold in the winter, what a great space to sit and enjoy the outlook over the garden.

So how big are the 2 main bedrooms? Upstairs and from the landing is a handy WC with Velux style window to the front and both bedrooms are what we consider to be large doubles. Bedroom 1 has triple aspect windows and bedroom 2 has double aspect making both rooms really light and airy. There is an airing cupboard in bedroom 1 and both rooms benefit from some handy eaves storage space.

The house looks tucked away? It is yes and being on a quiet lane, benefits from minimum passing traffic. At the side of the house is a detached garage which has been adapted to house bikes of all varieties at the front with hand workbench and a partition wall with door access has created yet another great space which could be another office, workspace or hobby room. This space has power and light and windows and also houses the oil fired boiler. Parking is at the front for 2 vehicles with gated access to the garden. The garden is fully enclosed and mainly laid to lawn with patio areas, superb vegetable garden and a summer house.

Flood Risk
Surface Water
Very low
Unlike flooding from rivers, surface water flooding can happen many miles from a river, often in places that people wouldn’t expect because it’s a long way from a river or stream – it happens simply because there is nowhere else for the rainwater to go. Risk ratings are measured as:
High Risk - an area which has a chance of flooding of greater than 1 in 30 (3.3%) in any one year.
Medium Risk - an area which has a chance of flooding of greater than 1 in 100 (1.0%) in any one year.
Low Risk - an area which has a chance of flooding of greater than 1 in 1000 (0.1%) in any one year.
Very Low Risk - an area in which the risk is below 1 in 1000 (0.1%) in any one year.

We value this and appreciate that your property is one of a kind, it is a distinctive home. If you are selling your much-loved home, you should demand someone who can find you the best buyer through presenting your home across all available channels and platforms. With the use of cinematic videos, 3D virtual tours, bespoke property brochures (including floor plan), property portals, social media and email marketing, the potential buyers are able to fall in love with your property just like you did. Your homes flare will be fluent throughout our marketing and cinematic videos, signifying why it is more than just bricks and mortar.

Council Tax pays for multiple services in the property's local authority with only part of it going to the council itself. Residences within a Parish or Town Council area have an additional charge to fund the body. Each parish/town council has a different budget and imposes different fees. Not all councils have parishes/town councils and this varies across the country.

In instances where parish/town councils do affect the council tax value and we do not have the exact figure, we present council tax data with the below highlights. Take care to confirm which is being presented by the dashboard as this will need to be made clear to your clients:

avg - When we indicate the Council Tax price is 'avg', it means we have not been able to obtain an exact figure, so this number represents the mean value of Council Tax across the council for that property band. The exact figure will be slightly higher or lower because each parish/town council is priced differently.

min - When we indicate the Council Tax is a 'min', it represents the known amount that the council sets for itself, but excludes the parish/town council cost which we have not been able to obtain. The additional cost will need to be considered as it will be greater than the indicated price.
