Flood Risk
Surface Water
Very low
Unlike flooding from rivers, surface water flooding can happen many miles from a river, often in places that people wouldn’t expect because it’s a long way from a river or stream – it happens simply because there is nowhere else for the rainwater to go. Risk ratings are measured as:
High Risk - an area which has a chance of flooding of greater than 1 in 30 (3.3%) in any one year.
Medium Risk - an area which has a chance of flooding of greater than 1 in 100 (1.0%) in any one year.
Low Risk - an area which has a chance of flooding of greater than 1 in 1000 (0.1%) in any one year.
Very Low Risk - an area in which the risk is below 1 in 1000 (0.1%) in any one year

About Shouler & Son
An uncertain future for the farming industry in the 1840s, with mechanisation beginning to change old practices, was the climate in which William Shouler, then aged 21, announced that he was setting up business as Auctioneer and Appraiser in Woburn Sands. Three years later he left the area and established himself in his wife's home town of Melton Mowbray.
His great great great grandson Ben Shouler has been a partner since 2008 and today his duties include management of new and established clients as well as auctioneering and valuing of all effects that pass through the firms Auction Room in Melton Mowbray.

Working from Melton Mowbray, the partners & staff each work in a particular field of expertise whilst retaining a wide general knowledge across the profession.
Richard Cleaver
Richard has been immersed in the Property Industry since the late 1990s, beginning his career in Godalming, Surrey. Originally from Coventry, he relocated in 2005 and has since built a wealth of experience working across Leicestershire and Nottinghamshire. Today, he lives in the peaceful village of Billingborough, Lincolnshire, with his wife Hannah and their cat, Smudge.

Outside of work, Richard is a passionate Speedway enthusiast and can often be found trackside at events across the UK, and occasionally Europe, especially during Grand Prix season. He and Hannah also share a love of travel, enjoying regular getaways to the South of France, Northern Ireland, Norfolk, and Cornwall.

Council Tax pays for multiple services in the property's local authority with only part of it going to the council itself. Residences within a Parish or Town Council area have an additional charge to fund the body. Each parish/town council has a different budget and imposes different fees. Not all councils have parishes/town councils and this varies across the country.

In instances where parish/town councils do affect the council tax value and we do not have the exact figure, we present council tax data with the below highlights. Take care to confirm which is being presented by the dashboard as this will need to be made clear to your clients:

avg - When we indicate the Council Tax price is 'avg', it means we have not been able to obtain an exact figure, so this number represents the mean value of Council Tax across the council for that property band. The exact figure will be slightly higher or lower because each parish/town council is priced differently.

min - When we indicate the Council Tax is a 'min', it represents the known amount that the council sets for itself, but excludes the parish/town council cost which we have not been able to obtain. The additional cost will need to be considered as it will be greater than the indicated price.
