Flood Risk
Surface Water
Very Low
Unlike flooding from rivers, surface water flooding can happen many miles from a river, often in places that people wouldn’t expect because it’s a long way from a river or stream – it happens simply because there is nowhere else for the rainwater to go. Risk ratings are measured as:
High Risk - an area which has a chance of flooding of greater than 1 in 30 (3.3%) in any one year.
Medium Risk - an area which has a chance of flooding of greater than 1 in 100 (1.0%) in any one year.
Low Risk - an area which has a chance of flooding of greater than 1 in 1000 (0.1%) in any one year.
Very Low Risk - an area in which the risk is below 1 in 1000 (0.1%) in any one year

About Appleby & Townend Estate Agents
With over three decades of experience selling homes throughout Wiltshire, Paul and Mark, your local award winning estate agents invite you to allow us to become your personal estate agents. We guarantee to provide both buyers and sellers with an unrivalled customer service experience founded on our core values of honesty, integrity and transparency.

Simply put, we love what we do and treat every buyer, seller, associate and member of staff as an extension of our own family. We model the level of service we provide not on our rival estate agents but on the service you'd expect. Such as a five star hotel or Michelin restaurant.

We have learnt that doing the basics really well is a strong start. So from the outset we will establish how you like to communicate (phone, email, text, WhatsApp, you name it) and at times convenient to you. The world is no longer a 9 'til 5 place and neither are we.
Paul Appleby
Paul has lived in Wiltshire for most of his life and was brought up in the beautiful village of Winsley, just on the outskirts of Bradford-On-Avon towards Bath. His family owned a very successful village shop and post office and he was very fortunate to have been able to learn a lot of skills from a very young age.

He started his estate agency career in 2008, working for several well-established and leading corporate and independent estate agents, valuing and selling a variety of homes in Bath, Corsham, Trowbridge, Devizes, Chippenham, Bradford- On-Avon and all of the surrounding villages in between.

Paul has a strong background in graphic design and photography, which has enabled him to produce the best possible results for very happy clients over the years, with his impeccable attention to detail and unrivaled passion for property photography, you will feel in very safe hands indeed. Paul is married to Katie and together they have two gorgeous little boys, Bobby and Harry. He enjoys photography, most sports, mountain biking, going to the gym, and can be found on the golf course!
Testimonial 1
Everything from start to finish was great. Communication was excellent and the pictures and videos of our property were outstanding. We sold our house on the first day of viewings. Nothing was too much trouble and we were always given honest and helpful advice. They reassured us throughout the buying and selling process and we wouldn't hesitate to recommend them or use them again in the future!
Testimonial 2
Mark, Paul, and Sarah are the best.
They are all extremely positive, professional, and pro-active from start to finish.
They kept us updated and chased any outstanding issues and were always at the end of the phone if needed.
You will not find a better estate agent.
I would highly recommend them.
Testimonial 3
Appleby & Townend were fantastic! They were professional, engaged, committed and responsive, and they were a pleasure to work with. The pictures they took of our property were beautiful, and the video they made was absolutely brilliant! They were always on the other end of the phone when we had any questions, and they made the process of selling a house much less daunting and stressful. Appleby & Townend are what all estate agents should be like!!
Testimonial 4
Paul, Mark and Sarah at Appleby and Townend are the real deal, they could not have made the sale of our house go any easier. If and when we decide to sell and buy again they will defo be our first call. A team you can trust.
Testimonial 5
The most genuine, helpful estate agents we have ever used. We recently relocated to Cornwall using then to sell our property. Mark and Paul went above and beyond in what proved a very lengthy and difficult move. Would not hesitate to recommend them 5 stars isn’t enough!
Testimonial 6
We have recently relocated to Chippenham, Appleby & Townend were our Vendors estate agent who showed us around the property. What a lovely man Mark Townend is, he kept in touch with us throughout what was a long drawn out sale and both he and Paul Appleby were proactive in helping bring the sale to a successful completion. I have moved a number of times with my job but have NEVER been so well looked after by the Vendors agent. Awesome, first class service!

Council Tax pays for multiple services in the property's local authority with only part of it going to the council itself. Residences within a Parish or Town Council area have an additional charge to fund the body. Each parish/town council has a different budget and imposes different fees. Not all councils have parishes/town councils and this varies across the country.

In instances where parish/town councils do affect the council tax value and we do not have the exact figure, we present council tax data with the below highlights. Take care to confirm which is being presented by the dashboard as this will need to be made clear to your clients:

avg - When we indicate the Council Tax price is 'avg', it means we have not been able to obtain an exact figure, so this number represents the mean value of Council Tax across the council for that property band. The exact figure will be slightly higher or lower because each parish/town council is priced differently.

min - When we indicate the Council Tax is a 'min', it represents the known amount that the council sets for itself, but excludes the parish/town council cost which we have not been able to obtain. The additional cost will need to be considered as it will be greater than the indicated price.
