Flood Risk

Very Low
Unlike flooding from rivers, surface water flooding can happen many miles from a river, often in places that people wouldn’t expect because it’s a long way from a river or stream – it happens simply because there is nowhere else for the rainwater to go. Risk ratings are measured as:
High Risk - an area which has a chance of flooding of greater than 1 in 30 (3.3%) in any one year.
Medium Risk - an area which has a chance of flooding of greater than 1 in 100 (1.0%) in any one year.
Low Risk - an area which has a chance of flooding of greater than 1 in 1000 (0.1%) in any one year.
Very Low Risk - an area in which the risk is below 1 in 1000 (0.1%) in any one year

About Moore Allen & Innocent
A Short History of Moore Allen & Innocent

The firm of Moore Allen & Innocent has deep roots, dating back to 1845 when Mr. C.F. Moore conducted his first property auction at the Bathurst Arms, North Cerney. During the 18th and 19th centuries, the auctioneer performed a very important role in the rural community. Not only was he employed to sell livestock and farm produce, but the majority of the sales of freehold property at that time took place by auction. Almost every town or large village had a cattle market. In this area, Cirencester, Tetbury, Cricklade, Highworth, Fairford and Lechlade were just a few.

The present firm owes its origins to the cattle markets in Cirencester and Lechlade. The firm of Moore and Hill was in business in 1852, operating Cirencester cattle market (then in the town’s market place) from offices in the Corn Hall buildings. At Lechlade, the old cattle market was revived in 1873 and in 1885 it was run by Messrs. Innocent & Son. In 1915, following the death of Mr. C.F. Moore, Mr. C. Allen and Mr. B.F. Innocent combined their businesses to form a Partnership called C.F. Moore, Allen & Innocent. In 1939 the firm took on the current name of Moore Allen & Innocent.
Matt Cannon: Residential - Sales
Matt joined the Sales team in early 2021, leaving a successful senior management career in retail. Matt is our business developer and local valuer across Cirencester and Lechlade offices.

With his love of boldly patterned shirts, you'll easily spot him. When he's not in the office, you'll find him tinkering around with his classic car, creating the next project in his garage, or walking in the local area with his wife and dog.
Testimonial 1
Great experience looking at properties with Matt cannon he's the most attentive & honest estate agent we've met so far. Keep it up and hope to find a house with you soon!
Testimonial 2
After a very difficult journey with the sale of our house, we have finally moved into our forever home, thanks to Teresa at Moore Allen. She was there for all the falls and more importantly she was there to celebrate at the end. If you want very much a personal touch, this is the Agent to be with you on your journey. Thanks Teresa!
Testimonial 3
A lengthy sale process which was not the fault of the agent was handled professionally throughout. Very personal service and at times going beyond the call of duty. I would recommend Teresa strongly. Strong communication, positive and personable.

Council Tax pays for multiple services in the property's local authority with only part of it going to the council itself. Residences within a Parish or Town Council area have an additional charge to fund the body. Each parish/town council has a different budget and imposes different fees. Not all councils have parishes/town councils and this varies across the country.

In instances where parish/town councils do affect the council tax value and we do not have the exact figure, we present council tax data with the below highlights. Take care to confirm which is being presented by the dashboard as this will need to be made clear to your clients:

avg - When we indicate the Council Tax price is 'avg', it means we have not been able to obtain an exact figure, so this number represents the mean value of Council Tax across the council for that property band. The exact figure will be slightly higher or lower because each parish/town council is priced differently.

min - When we indicate the Council Tax is a 'min', it represents the known amount that the council sets for itself, but excludes the parish/town council cost which we have not been able to obtain. The additional cost will need to be considered as it will be greater than the indicated price.
