Flood Risk
Surface Water
Low
Unlike flooding from rivers, surface water flooding can happen many miles from a river, often in places that people wouldn’t expect because it’s a long way from a river or stream – it happens simply because there is nowhere else for the rainwater to go. Risk ratings are measured as:
High Risk - an area which has a chance of flooding of greater than 1 in 30 (3.3%) in any one year.
Medium Risk - an area which has a chance of flooding of greater than 1 in 100 (1.0%) in any one year.
Low Risk - an area which has a chance of flooding of greater than 1 in 1000 (0.1%) in any one year.
Very Low Risk - an area in which the risk is below 1 in 1000 (0.1%) in any one year

About Distinctive Homes
As a client with a home that is at the top end of the property market, you both deserve the best marketing that money can buy. We value this and appreciate that your property is one of a kind, it is a distinctive home. While we understand we are not the only estate agent to offer our services to the higher end of the market, we are the only agent in Kent to offer distinctive marketing. If you are selling your much-loved home, you should demand someone who can find you the best buyer through presenting your home across all available channels and platforms. With the use of cinematic videos, 3D virtual tours, bespoke property brochures (including floor plan), property portals, social media and email marketing, the potential buyers are able to fall in love with your property just like you did. Your homes flare will be fluent throughout our marketing and cinematic videos, signifying why it is more than just bricks and mortar.
Mark Harrison
My name is Mark Harrison, I have two sons and two lovely grandchildren. My wife is a ward manager for a local hospital. I attended Aldington Primary School and Harvey Grammar school in Folkestone. I have lived in Ashford and surrounding areas for most of my life, cementing my unrivalled local knowledge and passion for the local community.

I started my career as a road test engineer with Panther Cars working and inspecting hand-built cars. Customers included Elton John and Oliver Reed (see photo below). One model was used by Cruella de Ville in the real-life version of 101 Dalmatians film.

I then began working as a trainee negotiator based in Surrey. I moved back to Kent in 1982, initially in Medway, where I became a Branch Manager and ran one of the busiest estate agency offices in the UK. Then three very successful years in Ashford, following on from this, a company director covering three offices based in New Romney, completing as a mortgage broker for two years and then back to sales in Faversham.

Council Tax pays for multiple services in the property's local authority with only part of it going to the council itself. Residences within a Parish or Town Council area have an additional charge to fund the body. Each parish/town council has a different budget and imposes different fees. Not all councils have parishes/town councils and this varies across the country.

In instances where parish/town councils do affect the council tax value and we do not have the exact figure, we present council tax data with the below highlights. Take care to confirm which is being presented by the dashboard as this will need to be made clear to your clients:

avg - When we indicate the Council Tax price is 'avg', it means we have not been able to obtain an exact figure, so this number represents the mean value of Council Tax across the council for that property band. The exact figure will be slightly higher or lower because each parish/town council is priced differently.

min - When we indicate the Council Tax is a 'min', it represents the known amount that the council sets for itself, but excludes the parish/town council cost which we have not been able to obtain. The additional cost will need to be considered as it will be greater than the indicated price.
