Flood Risk
Surface Water
Very Low
Unlike flooding from rivers, surface water flooding can happen many miles from a river, often in places that people wouldn’t expect because it’s a long way from a river or stream – it happens simply because there is nowhere else for the rainwater to go. Risk ratings are measured as:
High Risk - an area which has a chance of flooding of greater than 1 in 30 (3.3%) in any one year.
Medium Risk - an area which has a chance of flooding of greater than 1 in 100 (1.0%) in any one year.
Low Risk - an area which has a chance of flooding of greater than 1 in 1000 (0.1%) in any one year.
Very Low Risk - an area in which the risk is below 1 in 1000 (0.1%) in any one year

About Stephen Rivett powered by eXp
Are you thinking of selling but would like to understand what you can achieve in the current market? Then speak to me today.

Not only can I help you to understand the market but I will be able to offer you sound advice on how you could potentially improve your chances of a higher asking price or a quicker sell.

I have been working as an estate agent for over 30 years and it is this experience that I can give to you when conducting a free valuation.
Why Stephen Rivett?
Having grown up and gone to school in Thetford I took my first steps into the world of selling homes in the early 1990’s! Always keeping up with the developments within the industry. I worked my way up through management to director level and want to use my experience to help you in your move.

Having helped 1000’s of families and developers sell their homes over the years i know that i have what it takes to give your the best possible journey to your new home.

Unlike a corporate estate agency, mine is a family business, it is my name on above the door so to speak. This means you will be treated as an individual, not a number. This is why I don’t deal with 30-40 properties at a time.

Council Tax pays for multiple services in the property's local authority with only part of it going to the council itself. Residences within a Parish or Town Council area have an additional charge to fund the body. Each parish/town council has a different budget and imposes different fees. Not all councils have parishes/town councils and this varies across the country.

In instances where parish/town councils do affect the council tax value and we do not have the exact figure, we present council tax data with the below highlights. Take care to confirm which is being presented by the dashboard as this will need to be made clear to your clients:

avg - When we indicate the Council Tax price is 'avg', it means we have not been able to obtain an exact figure, so this number represents the mean value of Council Tax across the council for that property band. The exact figure will be slightly higher or lower because each parish/town council is priced differently.

min - When we indicate the Council Tax is a 'min', it represents the known amount that the council sets for itself, but excludes the parish/town council cost which we have not been able to obtain. The additional cost will need to be considered as it will be greater than the indicated price.
