Flood Risk
Surface Water
Low
Unlike flooding from rivers, surface water flooding can happen many miles from a river, often in places that people wouldn’t expect because it’s a long way from a river or stream – it happens simply because there is nowhere else for the rainwater to go. Risk ratings are measured as:
High Risk - an area which has a chance of flooding of greater than 1 in 30 (3.3%) in any one year.
Medium Risk - an area which has a chance of flooding of greater than 1 in 100 (1.0%) in any one year.
Low Risk - an area which has a chance of flooding of greater than 1 in 1000 (0.1%) in any one year.
Very Low Risk - an area in which the risk is below 1 in 1000 (0.1%) in any one year

About Franklin Residential
Hi, I’m Caroline Franklin, the owner of Franklin Residential and I pride myself on not being a typical Letting Agent. My aim is to offer a personal lettings and property management service across South Buckinghamshire and beyond.

I build long-term relationships with my clients by offering the highest level of customer service, and always being honest, clear, and transparent.

Every week there is more legislation than ever to comply with and I ensure I stay at the forefront of the industry for training and marketing. I am here to ensure compliance requirements are met and provide peace of mind to my clients that they are in safe hands.
Caroline Franklin
I started out in the property industry in 2003 and over the years I’ve worked in the UK as well as overseas. Directly for private portfolio Landlords as well as large joint venture Landlords. Been both a Landlord and a Tenant, and also worked in independent agencies, always specialising in lettings – it's my passion. This experience has given me a unique 360 view of the industry.

I know that each client has individual needs and goals and I take the time to find out what your priorities are and tailor my services to you accordingly.

I know what works and what doesn’t. What builds trust, as well as what loses it. That’s why I’ve created Franklin Residential on the founding principles of being clear, honest and transparent.

I have never dealt with a residential business as professional as Franklin residential. From start to finish it was all so very smooth. Great communication, clear guidance, easy to understand instructions, and overall very good value for money. I would like to take this opportunity to highly recommend Franklin Residential to everyone and assure you that you will receive a high quality service and you won't be disappointed.
I contacted Caroline with a view to finding me a tenant for my property in Mill End, Rickmansworth. I invited Caroline to come and see me as her business is just about letting. I really liked Caroline's approach. She was friendly whilst being professional and had all the information with her that I asked for. In this case I have decided to sell my property but I would not hesitate to contact Caroline again to manage another rental.
I will highly recommend the Franklin Residential to everyone. Caroline is professional, very responsive and kind. Whole process went very smoothly and quick. I've had opportunity to deal with other an estate agents but the Franklin Residental has no comparison to others. Absolutely everything was perfect. Thank you!
We would wholeheartedly recommend Caroline as a letting agent. An absolute professional, always keeping us up to date and with her excellent marketing, let our property within a week. We are very pleased.
We used Franklin Residential to find us a new tenant and formalise the tenancy agreement etc. for our property in Great Missenden. We were very pleased with how quickly Caroline was able to get the property onto the market and find us a new tenant. The transaction was then dealt with swiftly and professionally. We would recommend Franklin Residential.
Caroline looked after my rental property from December 2018 to February 2021 in Bracknell area. In all those years she always handled property matters very professionally and guided me on every step throughout the process if there was any issue to be resolved. I highly recommend using her services in the property market and wish her best of luck starting Franklin Residential.

Council Tax pays for multiple services in the property's local authority with only part of it going to the council itself. Residences within a Parish or Town Council area have an additional charge to fund the body. Each parish/town council has a different budget and imposes different fees. Not all councils have parishes/town councils and this varies across the country.

In instances where parish/town councils do affect the council tax value and we do not have the exact figure, we present council tax data with the below highlights. Take care to confirm which is being presented by the dashboard as this will need to be made clear to your clients:

avg - When we indicate the Council Tax price is 'avg', it means we have not been able to obtain an exact figure, so this number represents the mean value of Council Tax across the council for that property band. The exact figure will be slightly higher or lower because each parish/town council is priced differently.

min - When we indicate the Council Tax is a 'min', it represents the known amount that the council sets for itself, but excludes the parish/town council cost which we have not been able to obtain. The additional cost will need to be considered as it will be greater than the indicated price.
