Flood Risk
Surface Water
Very Low
Unlike flooding from rivers, surface water flooding can happen many miles from a river, often in places that people wouldn’t expect because it’s a long way from a river or stream – it happens simply because there is nowhere else for the rainwater to go. Risk ratings are measured as:
High Risk - an area which has a chance of flooding of greater than 1 in 30 (3.3%) in any one year.
Medium Risk - an area which has a chance of flooding of greater than 1 in 100 (1.0%) in any one year.
Low Risk - an area which has a chance of flooding of greater than 1 in 1000 (0.1%) in any one year.
Very Low Risk - an area in which the risk is below 1 in 1000 (0.1%) in any one year

About Avocado Property
We are proud to be different, we want to create a legacy as the business that positively disrupted the industry and challenged the estate agent status quo.

Our clients all get direct access to business partners who live locally and are part of their local community. We work with local businesses to help promote their companies free of charge and we give back to teachers, nurses and armed forces servicemen/women.

‘The Classic Estate Agent’ still sends out leaflets, advertises on buses and typically dress as if they are about to go on The Apprentice.

We do none of that.

We are however highly skilled in digital marketing, we are fully trained in videography and qualified in creating bespoke property social media campaigns. We feel the industry needs upgrading and we plan to do just that.

We are passionate about changing the industry, passionate about helping people move on to the next chapter in their lives and passionate about property.
Thomas Dunn
I was born and raised in Ramsbury and attended Ramsbury Primary School and St Johns Marlbourough. I started agency in 2015 working for an independent estate agent in Swindon, this gave me a good grounding in the industry and helped me to gain experience in dealing with customers on a personal level. This is something that has stuck with me in my career and dealing with customers one to one is what I enjoy the most. This model gives me an opportunity to express my passion for customer service to my clients and help them move, from start, to finish.

I am a keen football fanatic and love an active lifestyle. I have played football in the local community for 25 years and find the way it brings the people together fascinating. Having grown up in the area I have a great understanding and passion for local properties. The area has such a wide variety of different architecture from all eras which is something I love learning about.

Council Tax pays for multiple services in the property's local authority with only part of it going to the council itself. Residences within a Parish or Town Council area have an additional charge to fund the body. Each parish/town council has a different budget and imposes different fees. Not all councils have parishes/town councils and this varies across the country.

In instances where parish/town councils do affect the council tax value and we do not have the exact figure, we present council tax data with the below highlights. Take care to confirm which is being presented by the dashboard as this will need to be made clear to your clients:

avg - When we indicate the Council Tax price is 'avg', it means we have not been able to obtain an exact figure, so this number represents the mean value of Council Tax across the council for that property band. The exact figure will be slightly higher or lower because each parish/town council is priced differently.

min - When we indicate the Council Tax is a 'min', it represents the known amount that the council sets for itself, but excludes the parish/town council cost which we have not been able to obtain. The additional cost will need to be considered as it will be greater than the indicated price.
