Flood Risk
Surface Water
Very low
Unlike flooding from rivers, surface water flooding can happen many miles from a river, often in places that people wouldn’t expect because it’s a long way from a river or stream – it happens simply because there is nowhere else for the rainwater to go. Risk ratings are measured as:
High Risk - an area which has a chance of flooding of greater than 1 in 30 (3.3%) in any one year.
Medium Risk - an area which has a chance of flooding of greater than 1 in 100 (1.0%) in any one year.
Low Risk - an area which has a chance of flooding of greater than 1 in 1000 (0.1%) in any one year.
Very Low Risk - an area in which the risk is below 1 in 1000 (0.1%) in any one year.

About Avocado Property
We are proud to be different, we want to create a legacy as the business that positively disrupted the industry and challenged the estate agent status quo.

Our clients all get direct access to business partners who live locally and are part of their local community. We work with local businesses to help promote their companies free of charge and we give back to teachers, nurses and armed forces servicemen/women.

‘The Classic Estate Agent’ still sends out leaflets, advertises on buses and typically dress as if they are about to go on The Apprentice.

We do none of that.

We are however highly skilled in digital marketing, we are fully trained in videography and qualified in creating bespoke property social media campaigns. We feel the industry needs upgrading and we plan to do just that.

We are passionate about changing the industry, passionate about helping people move on to the next chapter in their lives and passionate about property.
Stephen Down
Welcome to Avocado property. We’re Chris and Stephen, your local property partners, proudly doing things differently across Camberley, Frimley, Farnborough and the surrounding area.

Between us, we bring 51 years of estate agency experience and a shared belief that the traditional model needed a serious upgrade. We joined avocado property to challenge the tired old status quo and build a business we are genuinely proud of one that offers a better experience for clients now and sets a higher standard for the future.

Stephen grew up in Farnborough and has spent his entire 24-year career working locally. His children go to school here and he plays an active role in the community he calls home.

What makes us different is not just our experience, but how we market property and how we work with people.

If you are thinking of moving and want honest, friendly, no-pressure advice from real local agents, we would be delighted to help.

Testimonial 1
Stephen and Chris were fantastic throughout the whole process from the initial valuation through to completion.

They were highly professional and realistic in understanding the market for our home which led to a smooth sale process. They were supportive and communicated well at every stage.

Using their social media expertise and more traditional sales techniques provides the seller with comprehensive access to potential buyers.
Testimonial 2
What a refreshing change for an estate agent. After experiencing others Stephen and Chris are a breath of fresh air. Reliable, efficient and excellent communication. Can't rate them highly enough. Thank you both.
Testimonial 3
This is the 2nd time I have used Chris and Stephen from Avocado, I have to say on both counts the service has been excellent from start to finish. Kept fully up to date with the progression of the sale, and are contactable pretty much all the time, and get back to you very promptly.

On both occasions the house sold very quickly. I would highly recommend them both.

A very happy customer!!!

Council Tax pays for multiple services in the property's local authority with only part of it going to the council itself. Residences within a Parish or Town Council area have an additional charge to fund the body. Each parish/town council has a different budget and imposes different fees. Not all councils have parishes/town councils and this varies across the country.

In instances where parish/town councils do affect the council tax value and we do not have the exact figure, we present council tax data with the below highlights. Take care to confirm which is being presented by the dashboard as this will need to be made clear to your clients:

avg - When we indicate the Council Tax price is 'avg', it means we have not been able to obtain an exact figure, so this number represents the mean value of Council Tax across the council for that property band. The exact figure will be slightly higher or lower because each parish/town council is priced differently.

min - When we indicate the Council Tax is a 'min', it represents the known amount that the council sets for itself, but excludes the parish/town council cost which we have not been able to obtain. The additional cost will need to be considered as it will be greater than the indicated price.
