Flood Risk
Surface Water
Very Low
Unlike flooding from rivers, surface water flooding can happen many miles from a river, often in places that people wouldn’t expect because it’s a long way from a river or stream – it happens simply because there is nowhere else for the rainwater to go. Risk ratings are measured as:
High Risk - an area which has a chance of flooding of greater than 1 in 30 (3.3%) in any one year.
Medium Risk - an area which has a chance of flooding of greater than 1 in 100 (1.0%) in any one year.
Low Risk - an area which has a chance of flooding of greater than 1 in 1000 (0.1%) in any one year.
Very Low Risk - an area in which the risk is below 1 in 1000 (0.1%) in any one year

About Bayzos
The seed for Bayzos Estate Agents was planted in 2017 as the founder, Gary Simpson, played a game of snooker with an old friend. He’d had a poor experience when trying to book a viewing at a property and was discussing what could be done in estate agency to improve the customers experience. After much deliberation and not much snooker, the vision started to establish itself.

It was decided that the Bayzos priorities had to be about making sure you realise maximum value when selling your property and creating a clear customer friendly process.

These two exceptionally important objectives are at the heart of every decision made within the Bayzos. They have been designed into every facet; from the technology adopted to support the Bayzos team through to the marketing features that guarantee your property will achieve maximum market exposure.
The Bayzos Story
Bayzos creates a culture that sustains passion and creativity through a healthy work-life balance. You will find our team very helpful, willing to go the extra mile and empathetic when necessary. We’re dedicated to investing in our team through continuous training programs and empowerment. When it comes to new recruits’, Bayzos are committed to diversity and as such, are readily looking to include people who are motivated to the core with no prior experience necessarily required. If you are interested and would like to join the team then please contact us.
Testimonial 1
Absolutely, the best estate agent we have ever used. Had been with the local established estate for 3 months and had hardly any relevant viewing. Within minutes of meeting Gary and understanding the Bayzos approach to the market, we’d decided to proceed with this relatively new estate agent.
Testimonial 2
Bayzos have just sold my property! I am very happy with the service and support I have received from start to finish. My property sold within only a week of going on the market and everyone commented on how good there virtual tour was. 5* Thanks Guys.

Council Tax pays for multiple services in the property's local authority with only part of it going to the council itself. Residences within a Parish or Town Council area have an additional charge to fund the body. Each parish/town council has a different budget and imposes different fees. Not all councils have parishes/town councils and this varies across the country.

In instances where parish/town councils do affect the council tax value and we do not have the exact figure, we present council tax data with the below highlights. Take care to confirm which is being presented by the dashboard as this will need to be made clear to your clients:

avg - When we indicate the Council Tax price is 'avg', it means we have not been able to obtain an exact figure, so this number represents the mean value of Council Tax across the council for that property band. The exact figure will be slightly higher or lower because each parish/town council is priced differently.

min - When we indicate the Council Tax is a 'min', it represents the known amount that the council sets for itself, but excludes the parish/town council cost which we have not been able to obtain. The additional cost will need to be considered as it will be greater than the indicated price.
