Sellers view:

Welcome to our beloved family home, a place filled with countless memories of raising our three children.

We've loved living here since 1985, especially with the outstanding Cherwell School just a short distance away, providing our kids with an excellent education.

One of our favourite spots has been the Victoria Arms pub by the river, where we've spent many beautiful summer evenings.

The convenience of being able to walk into town, along with great bus and cycle links, has made everyday life so easy and enjoyable.

This home is also close to the hospitals plus the neighbourhood is full of brilliant parks and green spaces, perfect for family outings and nature walks.

It has all the benefits of the city, with the bonus of the countryside.

Our children have now become adults and all moved to the same area so we have decided to follow them.

We have cherished every moment here and are excited for another family to experience the same joy and warmth that this home has brought us.

Very low
Unlike flooding from rivers, surface water flooding can happen many miles from a river, often in places that people wouldn’t expect because it’s a long way from a river or stream – it happens simply because there is nowhere else for the rainwater to go. Risk ratings are measured as:
High Risk - an area which has a chance of flooding of greater than 1 in 30 (3.3%) in any one year.
Medium Risk - an area which has a chance of flooding of greater than 1 in 100 (1.0%) in any one year.
Low Risk - an area which has a chance of flooding of greater than 1 in 1000 (0.1%) in any one year.
Very Low Risk - an area in which the risk is below 1 in 1000 (0.1%) in any one year.

About Avocado Property
We are proud to be different, we want to create a legacy as the business that positively disrupted the industry and challenged the estate agent status quo.

Our clients all get direct access to business partners who live locally and are part of their local community. We work with local businesses to help promote their companies free of charge and we give back to teachers, nurses and armed forces servicemen/women.

‘The Classic Estate Agent’ still sends out leaflets, advertises on buses and typically dress as if they are about to go on The Apprentice.

We do none of that.

We are however highly skilled in digital marketing, we are fully trained in videography and qualified in creating bespoke property social media campaigns. We feel the industry needs upgrading and we plan to do just that.

We are passionate about changing the industry, passionate about helping people move on to the next chapter in their lives and passionate about property.
Alistair Millar
I'm Alistair, a proud resident of Bure Park in Bicester, where I live with my wife and young daughter. A few years ago, we moved to this beautiful area, instantly falling in love with its sense of community and the town's growth.

With a career spanning since 2005, I started in one of England's largest estate agencies, climbing to a senior level. However, I felt the industry needed a more modern and personal touch. So, I founded Avocado Property, an agency committed to serving Bicester's community and supporting local businesses.
I understand the frustrations of traditional estate agencies - the lack of direct communication and impersonal service. When you work with me, you get me directly via phone, WhatsApp, or email, 24/7. No messages left unanswered or call centres to navigate.

My mission is to simplify the buying and selling process. I employ modern marketing techniques, such as social media campaigns, professional photography, and presenter-led property videos, all to give your property the attention it deserves.
Avocado Property are committed to comprehensive property data being made available up-front to make the home buying and selling process quicker, easier & cheaper. This is why we have partnered with Sprift - the UK’s leading supplier of property-specific data.

Council Tax pays for multiple services in the property's local authority with only part of it going to the council itself. Residences within a Parish or Town Council area have an additional charge to fund the body. Each parish/town council has a different budget and imposes different fees. Not all councils have parishes/town councils and this varies across the country.

In instances where parish/town councils do affect the council tax value and we do not have the exact figure, we present council tax data with the below highlights. Take care to confirm which is being presented by the dashboard as this will need to be made clear to your clients:

avg - When we indicate the Council Tax price is 'avg', it means we have not been able to obtain an exact figure, so this number represents the mean value of Council Tax across the council for that property band. The exact figure will be slightly higher or lower because each parish/town council is priced differently.

min - When we indicate the Council Tax is a 'min', it represents the known amount that the council sets for itself, but excludes the parish/town council cost which we have not been able to obtain. The additional cost will need to be considered as it will be greater than the indicated price.
