Flood Risk
Surface Water
Very Low
Unlike flooding from rivers, surface water flooding can happen many miles from a river, often in places that people wouldn’t expect because it’s a long way from a river or stream – it happens simply because there is nowhere else for the rainwater to go. Risk ratings are measured as:
High Risk - an area which has a chance of flooding of greater than 1 in 30 (3.3%) in any one year.
Medium Risk - an area which has a chance of flooding of greater than 1 in 100 (1.0%) in any one year.
Low Risk - an area which has a chance of flooding of greater than 1 in 1000 (0.1%) in any one year.
Very Low Risk - an area in which the risk is below 1 in 1000 (0.1%) in any one year

Over the past six years Roseberry Newhouse have provided us with excellent service throughout all departments. Thank you to Rory, Danny, Claire and all the girls in the office. Best wishes to John and all of your staff as we look forward to working with you all well into the future.
As a long term tenant of a property managed by Roseberry Newhouse, I would like to endorse the efficient, prompt and friendly support they have consistently provided for me .I have recently successfully completed some improvements to the property, to refresh-thanks to the great organisation and helpful guidance from Roseberry Newhouse, and in particular Kaitlyn, I am looking forward to happily continuing my tenancy-it feels brilliant to be in such safe han
We have used the Yarm branch for sourcing new tenants at our rental properties in Eaglescliffe and Norton for 10 years. The team offered sound advice on how to best present properties and then have been effective in finding and vetting new tenants. The service offered has been excellent with good communication, documentation and prompt replies to queries etc. Well, recommended. I have not given a 2nd thought to using anyone else!
Before finding the right property, I had enquired individually with Roseberry Newhouse and was always responded to promptly and professionally. Following our most recent enquiry which led to us finding the right home, we were met by Emily who showed us around the property, Emily was friendly, informative and answered any questions we had.
After a bad experience with another agency, we needed an estate agent that would provide us with reliability, sound communication and the appropriate level of advertisement. Roseberry Newhouse produced in all of these areas to the highest standard. Rory and Kaitlyn, who most of our dealings have been with, were total professionals throughout, orchestrating numerous suitable tenants with our property rented within 1 week after being placed on the market.
Thank you, Claire McAndrew and the team, at Roseberry Newhouse for responding very quickly to efficiently complete the paperwork for a short-term house rental for my aged mother within a very tight time schedule. A pleasure to work with you and very much appreciate the friendly, helpful and caring approach in the unusually demanding circumstances.

Council Tax pays for multiple services in the property's local authority with only part of it going to the council itself. Residences within a Parish or Town Council area have an additional charge to fund the body. Each parish/town council has a different budget and imposes different fees. Not all councils have parishes/town councils and this varies across the country.

In instances where parish/town councils do affect the council tax value and we do not have the exact figure, we present council tax data with the below highlights. Take care to confirm which is being presented by the dashboard as this will need to be made clear to your clients:

avg - When we indicate the Council Tax price is 'avg', it means we have not been able to obtain an exact figure, so this number represents the mean value of Council Tax across the council for that property band. The exact figure will be slightly higher or lower because each parish/town council is priced differently.

min - When we indicate the Council Tax is a 'min', it represents the known amount that the council sets for itself, but excludes the parish/town council cost which we have not been able to obtain. The additional cost will need to be considered as it will be greater than the indicated price.
