Flood Risk
Surface Water
Very Low
Unlike flooding from rivers, surface water flooding can happen many miles from a river, often in places that people wouldn’t expect because it’s a long way from a river or stream – it happens simply because there is nowhere else for the rainwater to go. Risk ratings are measured as:
High Risk - an area which has a chance of flooding of greater than 1 in 30 (3.3%) in any one year.
Medium Risk - an area which has a chance of flooding of greater than 1 in 100 (1.0%) in any one year.
Low Risk - an area which has a chance of flooding of greater than 1 in 1000 (0.1%) in any one year.
Very Low Risk - an area in which the risk is below 1 in 1000 (0.1%) in any one year

About Linda Stringer Individual Estate Agency
Originally from Holmfirth in Huddersfield, I have lived in Sheffield now for over ten years and pride myself on knowing as much as I can about Sheffield and surrounding areas with regards to the housing market.

I’ve been working closely with homeowners across Sheffield for over a decade, helping them to buy and sell property without the stress that usually comes with moving home. I strongly believe in bringing the personal touch to property, and that’s exactly what to do. I act as a single point of contact, guiding you through every single step of the process. From the day that you get in touch until the day that you move into your new home, I’m there. I am down to earth and understand that every home move is different, and every customer has different needs. I am here to be a helping hand, someone to talk to and most of all provides a five-star service to make this journey as least stressful as possible.

I think the biggest testament are the reviews of others so I would welcome the opportunity to provide any past client recommendations. Your move is my move, every step of the way.
Linda Stringer - Your Local Independent Estate Agent
I became an estate agent back in 2010 when I was looking for a home for myself at the time, and after having worked in property in a different capacity I thought 'I'd like to do that!' so I sent my CV out here there and everywhere and lucky for me I got a chance.

Since then I have never looked back, I have worked for the largest Independent Estate Agency in the UK as well as a smaller independent for a short while. I started out as a sales negotiator then moved into valuing and management. My real passion has always been the customer, I absolutely love embarking on this epic home moving journey they're about to take and the fact they put their trust in me to help them do it is such a commendation.
Testimonial 1
Linda was brilliant at selling our house. She took great photos to really show off our home and you could tell she put lots of effort into the description of each room too. Her efforts all paid off... she found us the perfect buyer (cash and no chain) in less than a week!
Testimonial 2
A professional estate agent with an excellent knowledge of the housing market is a rarity. We were luck enough to have Linda handling the sale of our property. Not only did we get over asking price we had a qualified buyer before our property went on full sale. This was due to Linda’s expertise, attention to detail and highly professional approach. Would we recommend Linda to others, absolutely. IN summary a very safe pair of hands.

We had a well known large estate agents who was not very competent and didn’t return phone calls. We were referred by a friend to Linda. Wow what a breath of fresh air to deal with someone so professional and friendly. We contacted Linda on a Saturday afternoon and she visited us on Monday morning and we had our house sold within one hour. She sorted us out with a solicitor and an energy report. Nothing is too much trouble.

Council Tax pays for multiple services in the property's local authority with only part of it going to the council itself. Residences within a Parish or Town Council area have an additional charge to fund the body. Each parish/town council has a different budget and imposes different fees. Not all councils have parishes/town councils and this varies across the country.

In instances where parish/town councils do affect the council tax value and we do not have the exact figure, we present council tax data with the below highlights. Take care to confirm which is being presented by the dashboard as this will need to be made clear to your clients:

avg - When we indicate the Council Tax price is 'avg', it means we have not been able to obtain an exact figure, so this number represents the mean value of Council Tax across the council for that property band. The exact figure will be slightly higher or lower because each parish/town council is priced differently.

min - When we indicate the Council Tax is a 'min', it represents the known amount that the council sets for itself, but excludes the parish/town council cost which we have not been able to obtain. The additional cost will need to be considered as it will be greater than the indicated price.
