Flood Risk
Surface Water
Medium
Unlike flooding from rivers, surface water flooding can happen many miles from a river, often in places that people wouldn’t expect because it’s a long way from a river or stream – it happens simply because there is nowhere else for the rainwater to go. Risk ratings are measured as:
High Risk - an area which has a chance of flooding of greater than 1 in 30 (3.3%) in any one year.
Medium Risk - an area which has a chance of flooding of greater than 1 in 100 (1.0%) in any one year.
Low Risk - an area which has a chance of flooding of greater than 1 in 1000 (0.1%) in any one year.
Very Low Risk - an area in which the risk is below 1 in 1000 (0.1%) in any one year

About TE KOOP
After 23 Years in the industry our owner and founder Frank Cooper decided that, during the pandemic, it was time to diversify as the industry had changed. Buyers were now making decisions on property purchases through mediums such as videos, virtual tours and social media campaigns. No more is there a requirement to sit with a buyer and slide paper details across a desk to decide whether they wanted view them.

It was such an old fashioned approach - not to mention a waste of paper and printing resources. From the COVID lockdowns, Frank found buyers wanted deep detail and rich video content on a property before they physically went to see it. This had such a positive impact. Viewings were now more of a match and naturally the ratio between viewings to offers increased. And that’s where the plan to start a company that could offer all of this as standard, whilst offering excellent value for money, was sparked and “TE KOOP” was born!
Frank was absolutely amazing from start to finish, selling our property efficiently enabling us to move forward to our new cottage.Very fast sale. Everything we could have asked for, answered all questions, started as a business contract to become friends. We would highly recommend Te Koop for sales & purchases. Thank you so very much Frank you were a legend.
Frank at Te Koop was both efficient and professional. He took my property in Aldershot on after it had been for sale unsuccessfully elsewhere, marketed it well and found a buyer. He was helpful throughout the process, and kept me informed at every step. I am more than happy to recommend Te Koop.
Valued and discussed, logically and fairly with true subject matter and industry expertise. Frank instigated modern, both analogue and digital techniques and combined with hard work on the phone and in person, he sold our house in 7 days from Photos, to Launch, Open House with 24 viewings , 7 offers, 3 firm and final offers and more than our guide price
We would like to say a massive thank you to Frank for helping us buy our first home. Getting our house purchased in a matter of weeks goes to show the trust and relationship both buyers and sellers have in Frank. The communication throughout the purchase was consistent and clear which was very much appreciated.
I am very satisfied with excellent job done by Te Koop on a property purchase deal. I appreciate Frank's approach and his smooth and diligent work on the project. I would highly recommend Te Koop estate agents to everyone who is interested.
Selling in difficult times, Frank's knowledge and experience ensured the process went smoothly. I would definitely recommend to anyone looking for a person's who's a great communicator, tenacious and reliable. We were very lucky to have had Frank sell our house.
Thanks again.

Council Tax pays for multiple services in the property's local authority with only part of it going to the council itself. Residences within a Parish or Town Council area have an additional charge to fund the body. Each parish/town council has a different budget and imposes different fees. Not all councils have parishes/town councils and this varies across the country.

In instances where parish/town councils do affect the council tax value and we do not have the exact figure, we present council tax data with the below highlights. Take care to confirm which is being presented by the dashboard as this will need to be made clear to your clients:

avg - When we indicate the Council Tax price is 'avg', it means we have not been able to obtain an exact figure, so this number represents the mean value of Council Tax across the council for that property band. The exact figure will be slightly higher or lower because each parish/town council is priced differently.

min - When we indicate the Council Tax is a 'min', it represents the known amount that the council sets for itself, but excludes the parish/town council cost which we have not been able to obtain. The additional cost will need to be considered as it will be greater than the indicated price.
