Flood Risk
Surface Water
Very Low
Unlike flooding from rivers, surface water flooding can happen many miles from a river, often in places that people wouldn’t expect because it’s a long way from a river or stream – it happens simply because there is nowhere else for the rainwater to go. Risk ratings are measured as:
High Risk - an area which has a chance of flooding of greater than 1 in 30 (3.3%) in any one year.
Medium Risk - an area which has a chance of flooding of greater than 1 in 100 (1.0%) in any one year.
Low Risk - an area which has a chance of flooding of greater than 1 in 1000 (0.1%) in any one year.
Very Low Risk - an area in which the risk is below 1 in 1000 (0.1%) in any one year

About Fine and Country - Bury St Edmunds
We are a team of professional estate agents and letting agents offering premium properties for sale and to rent in Bury St Edmunds. Our in-depth knowledge of the local market ensures that all our customers receive the very best service, whether they are buying or selling a property in Bury St Edmunds.
Chris Harvey - Senior Manager/Valuer
Bury St Edmunds is a town very close to my heart and only a short distance from the village I grew up in, Barnham and the school I attended at Thurston. Having grown up locally I have always lived in the local area and am very familiar with the surrounding towns and villages. In fact, having worked as an estate agent and valuer for over 20 years now, I have met so many wonderful people, both selling and buying and seen such variety of unique and interesting homes.

You couldn't be in estate agency if you didn't love property and of course that's my passion. I do, of course, have many other interests- but these days a lot of my spare time is with my family- my wife Emma and my daughters Emily and Mollie. Oh, and I mustn't forget Louis- the family Dog! (beagle)- believe me, he keeps all the family very active and loves walks in the forest and meeting new people.

So, if you are planning to invite Fine & Country Bury St Edmunds to value your home, it's very likely I will be the valuer attending and I look forward to meeting you then.

Testimonial 1
Fine & Country acted for the seller of a house we have been purchasing in Suffolk. Initial viewing of the house was comprehensive and informative. The offer was accepted and Marianne was our contact for any questions going forward with the purchase. Marianne was an absolute superstar and made the process clear, responded to all questions and kept us informed throughout the whole process. Even a bit of coaching when our Solicitor had a bit of a bad day!
Testimonial 2
Fine by name and fabulously fine by nature, Chris and Marianne of Fine & Country Bury St Edmunds, are quite simply the best Estate Agents we have ever dealt with. We were impressed by their efficient, friendly and caring professionalism - plus the interior design prowess that Chris has in bucket loads! They clearly love their profession and it exudes from every polished pore!
Testimonial 3
Would recommend. An efficient process from start to finish. We chose Fine and Country because we like their marketing, but they did manage the process well. We liked the fact that all the agents came out to see the house, Marianne their office manager is very good. All the agents were very responsive & got straight back to you.
Testimonial 4
Fine and Country acted as the sellers for our purchase which we completed last week. Although acting on behalf of the sellers, I found every interaction with them to be efficient and helpful.
Testimonial 5
Very attentive and quick responses to our many queries. Would recommend
Testimonial 6
Marianne from Fine and County is absolutely lovely, keeping us well-informed all the way with the sale and purchase of our property. Any questions we had were dealt with promptly and always in a happy way. Would thoroughly recommend it and couldn’t have done it without her.

Council Tax pays for multiple services in the property's local authority with only part of it going to the council itself. Residences within a Parish or Town Council area have an additional charge to fund the body. Each parish/town council has a different budget and imposes different fees. Not all councils have parishes/town councils and this varies across the country.

In instances where parish/town councils do affect the council tax value and we do not have the exact figure, we present council tax data with the below highlights. Take care to confirm which is being presented by the dashboard as this will need to be made clear to your clients:

avg - When we indicate the Council Tax price is 'avg', it means we have not been able to obtain an exact figure, so this number represents the mean value of Council Tax across the council for that property band. The exact figure will be slightly higher or lower because each parish/town council is priced differently.

min - When we indicate the Council Tax is a 'min', it represents the known amount that the council sets for itself, but excludes the parish/town council cost which we have not been able to obtain. The additional cost will need to be considered as it will be greater than the indicated price.
