Flood Risk
Surface Water
Low
Unlike flooding from rivers, surface water flooding can happen many miles from a river, often in places that people wouldn’t expect because it’s a long way from a river or stream – it happens simply because there is nowhere else for the rainwater to go. Risk ratings are measured as:
High Risk - an area which has a chance of flooding of greater than 1 in 30 (3.3%) in any one year.
Medium Risk - an area which has a chance of flooding of greater than 1 in 100 (1.0%) in any one year.
Low Risk - an area which has a chance of flooding of greater than 1 in 1000 (0.1%) in any one year.
Very Low Risk - an area in which the risk is below 1 in 1000 (0.1%) in any one year

About Bacon and Company
Based in West Sussex since 1990, Bacon and Company is one of the area’s leading property experts. Much of our business comes to us by way of recommendation, and over the years we’ve acted for many clients time and again.

At Bacon and Company, our experience is what really counts. Our directors David Hughes, Wayne Kenward, Anna Currey, Scott Taylor and Julie West all have excellent reputations with years of industry experience. Some members of our team have been past presidents of the Worthing Estate Agents’ Association and achieved industry recognised qualifications. We’re proud to say our success is thanks to a team of high-quality professionals with a wealth of local knowledge.

In 2019, Bacon and Company announced our exciting news, that we had acquired Micawber Lettings to enhance and grow our already successful business. Founded by Julie West, Micawber Lettings fitted perfectly with our ethos of offering a very personal and dedicated service. But don’t just take our word for it. At Bacon and Company we’re proud to let our customers sing our praises, so please read our reviews online!
David Hughes - Managing Director
Having worked his entire career in Worthing and Lancing, Dave has extensive knowledge of the area and has many clients who return to sell their properties with him. Dave started his career in Worthing at the age of 16 as a trainee negotiator, progressing to the position of branch manager at the age of 21. He then advanced to area manager for two corporate companies and was responsible for their estate agency and financial services sectors, passing his CeMAP exams in 2001. Dave then joined Bacon and Company in 2003, and was instrumental in setting up our Worthing offices and becoming a director in 2005.

His interests include football and golf.
Testimonial 1
Myself and my Fiancé cannot recommend this team enough. We purchased a property through Scott at Bacon and Co Worthing at the start of June and it turned out to be a really complex transaction where a lot of communication between many parties was needed. Scott was proactive and worked collaboratively with both us and the seller. Would highly recommend Scott and Grant, they were both fantastic and made what was a very stressful situation, a lot easier.
Testimonial 2
Loved dealing with Natalie, who managed a difficult and lengthy sale/purchase extremely well. Thank you for your professionalism, tenacity and friendliness
Testimonial 3
I would highly recommend them to anyone looking to sell or buy property in Worthing (and surrounding areas) as they truly are a pleasure to work with. Not only that but on completion of our purchase, we had a little gift box given to us when collecting the keys which really wasn't necessary but an added little touch that makes it feel more personal.
Testimonial 4
I've now purchased 2 properties and sold 1 through Bacon & Co. Each transaction has been absolutely seamless, and I would not hesitate in recommending them. A huge thanks to Grant, who is a brilliant estate agent. Grant is proactive, thorough and a great communicator. He regularly kept in touch with me throughout the process and is brilliant at explaining things in layman's terms.
Testimonial 5
Recently purchased a property through Bacon and Co, Broadwater. They were great throughout. Answered all my queries thoroughly and always kept me up to date. Everything I dealt with was friendly, professional and kept their promises. Hopefully I won't need to move again for a while, but I wouldn't hesitate recommending Broadwater office.

Council Tax pays for multiple services in the property's local authority with only part of it going to the council itself. Residences within a Parish or Town Council area have an additional charge to fund the body. Each parish/town council has a different budget and imposes different fees. Not all councils have parishes/town councils and this varies across the country.

In instances where parish/town councils do affect the council tax value and we do not have the exact figure, we present council tax data with the below highlights. Take care to confirm which is being presented by the dashboard as this will need to be made clear to your clients:

avg - When we indicate the Council Tax price is 'avg', it means we have not been able to obtain an exact figure, so this number represents the mean value of Council Tax across the council for that property band. The exact figure will be slightly higher or lower because each parish/town council is priced differently.

min - When we indicate the Council Tax is a 'min', it represents the known amount that the council sets for itself, but excludes the parish/town council cost which we have not been able to obtain. The additional cost will need to be considered as it will be greater than the indicated price.
