Unlike flooding from rivers, surface water flooding can happen many miles from a river, often in places that people wouldn’t expect because it’s a long way from a river or stream – it happens simply because there is nowhere else for the rainwater to go. Risk ratings are measured as:
High Risk - an area which has a chance of flooding of greater than 1 in 30 (3.3%) in any one year.
Medium Risk - an area which has a chance of flooding of greater than 1 in 100 (1.0%) in any one year.
Low Risk - an area which has a chance of flooding of greater than 1 in 1000 (0.1%) in any one year.
Very Low Risk - an area in which the risk is below 1 in 1000 (0.1%) in any one year

About Anthony Dawson Real Estate
Having spent 26 years in the property industry with a successful career spanning 21 years as a chartered surveyor, professional negotiator and national transactor I look forward to helping you achieve your individual property goals.
Anthony Dawson, BSc (Hons) MRICS DIP NDEA DIP DEC
The 26 years in the property industry have seen me working for Manchester’s biggest landlord, Bruntwood Estates, through to the worlds 4th biggest bank, BNP Paribas, working within their asset management and national transactional team in London. I returned home in 2008 to create Anthony Dawson Real Estate. Having exposure to having been a purchaser, vendor, renter and landlord my experience is both broad and detailed in every facet possible. It is this background the helps ensure I deliver the right service to all clients. Some require prompt transactions whilst others wish to maximise value and everything in-between. Each client has unique requirements and therefore requires a tailor made solution to ensure delivering their goal. This is something I focus on and specialise in.
Testimonial 1
Anthony helped us purchase a property he was selling and provided an excellent service, far better than previous interactions with agents, he focused on the detail and quality of service. A welcome breath of fresh air to deal with an agent who knew the intricacies of the property. He was extremely knowledgeable in all aspects of buying and selling property in various complex ways. He truly excelled in providing excellent and professional service.
Testimonial 2
Anthony's dedication and expertise in the real estate industry make him stand out among the rest. Whether you were buying or selling a property, it's clear that Anthony went above and beyond to ensure a smooth and successful transaction. His friendly and approachable nature made the entire process a pleasure. I highly recommend Anthony Dawson to anyone in need of a reliable and trustworthy estate agent.
Testimonial 3
We had chosen a sales agent based on them saying they could get the highest value for us. We changed to Anthony, agreed with his new strategy and then proceeded to sell the property for more than the original valuation, we are so thankful of his help.
Testimonial 4
Anthony helped us with a real headache of a property. The previous agent had badly let us down and missed various legal compliance requirements and the tenant had become non-paying. He resolved this and now we have the passive income we planned on and Anthony is helping us buy our second buy to let.
Testimonial 5
An efficient outfit that go over and above. If viewings had to be done out of standard 9-5 hours Anthony accommodated this, you would never get this from a high street agent and their ‘computer says no’ approach. It was one of these out of hours viewings that purchased our property and paid 12% above the asking price. We were delighted! We have since instructed Anthony to help us with the rest of our portfolio.

Council Tax pays for multiple services in the property's local authority with only part of it going to the council itself. Residences within a Parish or Town Council area have an additional charge to fund the body. Each parish/town council has a different budget and imposes different fees. Not all councils have parishes/town councils and this varies across the country.

In instances where parish/town councils do affect the council tax value and we do not have the exact figure, we present council tax data with the below highlights. Take care to confirm which is being presented by the dashboard as this will need to be made clear to your clients:

avg - When we indicate the Council Tax price is 'avg', it means we have not been able to obtain an exact figure, so this number represents the mean value of Council Tax across the council for that property band. The exact figure will be slightly higher or lower because each parish/town council is priced differently.

min - When we indicate the Council Tax is a 'min', it represents the known amount that the council sets for itself, but excludes the parish/town council cost which we have not been able to obtain. The additional cost will need to be considered as it will be greater than the indicated price.
