Mersham village is a quintessential Kent countryside location with village school, pubs, bus route and easy access to Junction 10a of the M20. There are amazing walks within the local countryside and the popular Evegate retail and artisan village is just down the road.
So what's on offer? Built around the 1930's makes this home appealing to the eye as well as providing ample accommodation internally. The property has previously been improved with a re-wire, modern luxury kitchen with classic wood block work surfaces and the added luxury of under floor heating. As you walk in through the front door you cant fail to be impressed with the presentation. It's a light and airy space with stairs to the first floor, wood flooring and doors to the dining area, kitchen and useful guest cloakroom. The cloakroom has a white low level WC, wash hand basin with patterned tiled flooring, heated towel rail and window to the side. We are lead to believe that the dining area was original also the kitchen space which explains the beautiful original style stove which is inset to the chimney area. There is a wood burning stove in the lounge space and this whole open plan reception area provides so much great space and is flooded with light due to the large from window and further French doors that open to the rear garden. Wooden flooring finishes off this space perfectly for us, we hope it does for you!
The kitchen looks gorgeous! It really is, with modern high end soft close units providing ample storage space, this is finished off with wood block work surfaces providing a perfect family kitchen with an integrated dishwasher, space for a washing machine and American style fridge freezer and we absolutely adore the Smeg range style cooker with the extractor over. As we mentioned, the wood effect flooring benefits from under floor heating and with the rear window looking across the garden, glazed door to the patio area and the vaulted ceiling with beams and skylights, makes it the perfect kitchen in our opinion.
What's upstairs? There are 3 bedrooms in this home. The main bedroom is to the rear and has amazing views across the gardens to the fields beyond. Bedroom's 2 and 3 are at the front and the family bathroom really has been well though out with panelled bath, walk in shower cubicle, fitted wall mounted mirror and useful vanity cupboards around the sink area, even the WC is high end with hidden flush system. With simple white tiling, wood effect flooring, contemporary heated towel rail and halogen down lighters, the whole space works perfectly.
Is there parking? Yes there is for multiple vehicles at the front with surrounding raised sleeper beds with further security lighting and gate giving access to the rear garden. The rear garden really is a huge feature on this home. There is an extensive patio area from the rear of the house which is perfect for BBQs and entertaining. The long pathway stretches all the way down the garden to the further seating area which is adjoined to the garden room.
The garden room measures at over 13 sq metres and is currently used as a bar and seating area with a work space at the far end. It has been laid out for a multitude of uses and has power and light as well as being well insulated. The main doors slide all the way back, ideal for use on the warm evenings when guests are with you or you just want to relax on your own. The owner has also fitted a gate which leads on to the field at the rear and the public footpath provides amazing walks out in to the countryside - great if you have a dog to walk.

Council Tax pays for multiple services in the property's local authority with only part of it going to the council itself. Residences within a Parish or Town Council area have an additional charge to fund the body. Each parish/town council has a different budget and imposes different fees. Not all councils have parishes/town councils and this varies across the country.
In instances where parish/town councils do affect the council tax value and we do not have the exact figure, we present council tax data with the below highlights. Take care to confirm which is being presented by the dashboard as this will need to be made clear to your clients:
avg - When we indicate the Council Tax price is 'avg', it means we have not been able to obtain an exact figure, so this number represents the mean value of Council Tax across the council for that property band. The exact figure will be slightly higher or lower because each parish/town council is priced differently.
min - When we indicate the Council Tax is a 'min', it represents the known amount that the council sets for itself, but excludes the parish/town council cost which we have not been able to obtain. The additional cost will need to be considered as it will be greater than the indicated price.
