Flood Risk
Surface Water
Very low
Unlike flooding from rivers, surface water flooding can happen many miles from a river, often in places that people wouldn’t expect because it’s a long way from a river or stream – it happens simply because there is nowhere else for the rainwater to go. Risk ratings are measured as:
High Risk - an area which has a chance of flooding of greater than 1 in 30 (3.3%) in any one year.
Medium Risk - an area which has a chance of flooding of greater than 1 in 100 (1.0%) in any one year.
Low Risk - an area which has a chance of flooding of greater than 1 in 1000 (0.1%) in any one year.
Very Low Risk - an area in which the risk is below 1 in 1000 (0.1%) in any one year.

About Michaels Property Consultants
Michael started his career in property in Braintree at the age of 16 he then went on 10 years later to open Michaels’ first branch in Colchester in 2014 with his friend and business partner Michael Rayner. Since then, Michaels have opened two further successful branches. Now having built up a large amount of success with property sales in the town from our Braintree office, we are thrilled to announce that we are opening our fourth office here under the leadership of Local Director Aaron Wilcock, and we cannot wait to bring the same level of exceptional property marketing and customer service to the people in Halstead and the surrounding villages, both sellers and buyers alike. We will also be looking to give as much back to the local community as we physically can especially as it is very close to Michael’s heart.
Our Team
Aaron Wilcock
The upmost professional, Aaron's calm and collected approach to sales goes against every stereotype in the industry. Aaron has re-invented the marketing strategies here at Michaels and taken our profiles on web based and social media platforms to new levels, a true leader and serious asset to the company.
Gemma Ealden
heads up our branch here in Halstead following an exceptionally successful career working for a corporate organisation. Her innovative flare and driven nature can now flourish within a family run business where her entrepreneurial skills can be celebrated.
Charlotte Felton
is our sales consultant here in Halstead, she joins us from a strong background of exceptional customer service and has a brilliant way with people. Growing up locally, in Braintree, she has a wealth of knowledge on the local area.
Erin, living locally and growing up in the nearby village of Sible Hedingham is our financial representative here in Halstead. Erin is a bright, intelligent, young woman and with her agency background has a wealth of knowledge in the industry.
Testimonial 1
From the day of the valuation of the property by Gemma to the day of completion of the sale of the property, the staff of Michaels Property Consultants, Halstead office, were so helpful and professional.
Having knowledgeable people ready and willing to help me through the various procedures required when selling the property was greatly appreciated and made the whole process less stressful than it could have been.
Testimonial 2
I contacted Michaels after receiving their opening leaflet and can honestly say the team handled my enquiry brilliantly. I arranged a valuation with Liam for the same day and Aaron visited that afternoon. The valuation was very informative and although I am not quite ready to market my home, once I am - I will have no hesitation in using Michaels.
Testimonial 3
I viewed a property with Charlotte in Castle Hedingham and she lovely and very helpful. Impressed with their service, especially as a new company in the town.

Council Tax pays for multiple services in the property's local authority with only part of it going to the council itself. Residences within a Parish or Town Council area have an additional charge to fund the body. Each parish/town council has a different budget and imposes different fees. Not all councils have parishes/town councils and this varies across the country.

In instances where parish/town councils do affect the council tax value and we do not have the exact figure, we present council tax data with the below highlights. Take care to confirm which is being presented by the dashboard as this will need to be made clear to your clients:

avg - When we indicate the Council Tax price is 'avg', it means we have not been able to obtain an exact figure, so this number represents the mean value of Council Tax across the council for that property band. The exact figure will be slightly higher or lower because each parish/town council is priced differently.

min - When we indicate the Council Tax is a 'min', it represents the known amount that the council sets for itself, but excludes the parish/town council cost which we have not been able to obtain. The additional cost will need to be considered as it will be greater than the indicated price.
