Unlike flooding from rivers, surface water flooding can happen many miles from a river, often in places that people wouldn’t expect because it’s a long way from a river or stream – it happens simply because there is nowhere else for the rainwater to go. Risk ratings are measured as:
High Risk - an area which has a chance of flooding of greater than 1 in 30 (3.3%) in any one year.
Medium Risk - an area which has a chance of flooding of greater than 1 in 100 (1.0%) in any one year.
Low Risk - an area which has a chance of flooding of greater than 1 in 1000 (0.1%) in any one year.
Very Low Risk - an area in which the risk is below 1 in 1000 (0.1%) in any one year.

About Matthew Gardiner Legge powered by eXp
In the fast changing world of UK estate agency where there are now thousands of highly successful self-employed agents selling properties all over the country, eXp is a company that provides experienced estate agents like me everything we need to bring properties to market in exactly the same way as the traditional High Street companies do.

The main difference is eXp agents operate under their own names without the need of a High Street office, promoting themselves within their communities using their experience to offer clients a far more bespoke and personal approach to selling their property, rather than having to follow a set of rules laid down by an anonymous corporate body.

As an eXp agent, I am able to spend far more time guiding my clients through the selling process and particularly on ensuring that the marketing is spot on – perfect photos, informative videos, amazing drone shots, a comprehensive social media strategy and even home-staging if necessary. All that coupled with a one point of contact – you ONLY deal with me – service from initial contact to move-in day, seven days a week AND out of office hours.

Estate agency IS changing. Call me to find out more: 01865 499 484 / 0784 904 1793
About me
I have been in the residential property selling business for over thirty years working for major UK blue chip companies such as John D Wood, Jackson Stops and the development company, Taylor Woodrow (now known as ‘Taylor Wimpey’) as well as other small independents and at one point, even my own estate agency!

I moved to Oxford two years ago from Central London – my wife is a headmistress of a local school here – and I recently took the decision to work as a self employed agent under the excellent eXp UK banner, a company dedicated to supporting self employed agents provide genuine five star service to their clients within their local community.

I am absolutely loving the whole Oxford vibe and living in the lovely Summertown area. By far, one of the best locations in Oxford adjacent to Port Meadow where my two crazy Greyhounds can run themselves ragged!
Testimonial 1
Matthew sold us our new house and we liked him so much it was “obvious” that we should ask him to sell our current home too! His price and process advice was spot on and we quickly sold for asking price. Thanks Matthew!
Testimonial 2
We’ve known Matthew for years. he’s the hardest and most trustworthy estate agent. We’ve met in Oxford. He never stopped searching for what we wanted until he found it for us!
Testimonial 3
We would recommend Matthew without hesitation. He is a great communicator , offers a wealth of experience and has a genuine manner, not something we commonly see in this business
Testimonial 4
The main things that impressed me about Matthew were his understanding of my personal situation, his patience, and his honesty. I found him to be an extremely personable man and I very much enjoyed dealing with him on both a personal and professional level.

Council Tax pays for multiple services in the property's local authority with only part of it going to the council itself. Residences within a Parish or Town Council area have an additional charge to fund the body. Each parish/town council has a different budget and imposes different fees. Not all councils have parishes/town councils and this varies across the country.

In instances where parish/town councils do affect the council tax value and we do not have the exact figure, we present council tax data with the below highlights. Take care to confirm which is being presented by the dashboard as this will need to be made clear to your clients:

avg - When we indicate the Council Tax price is 'avg', it means we have not been able to obtain an exact figure, so this number represents the mean value of Council Tax across the council for that property band. The exact figure will be slightly higher or lower because each parish/town council is priced differently.

min - When we indicate the Council Tax is a 'min', it represents the known amount that the council sets for itself, but excludes the parish/town council cost which we have not been able to obtain. The additional cost will need to be considered as it will be greater than the indicated price.
