How does the Sprift Comps tool work?

The Comps tool helps you find and compare comparable properties. Here's how to use it effectively.

The Comps tool in Sprift helps you find properties comparable to the one you’re valuing, based on factors like property type, size, proximity, and transaction history. It’s designed to support your market appraisals with relevant, data-backed evidence.

How to access Comps

  1. Search for the property you’re working on in the Sprift platform
  2. Open the property page
  3. Navigate to the Comps section

How Comps are generated

Sprift automatically identifies comparable properties based on:

  • Property type (detached, semi-detached, terraced, flat, etc.)
  • Location and proximity
  • Recent transaction prices from Land Registry data
  • Property characteristics where data is available

The tool presents a list of potential comparables, which you can then refine by shortlisting the most relevant ones for your report.

Shortlisting comparables

You can select which comparable properties to include in your Market Appraisal Report by shortlisting them. This allows you to curate the most relevant evidence for your valuation.

Refreshing Comps data

If you’d like to see updated comparable data for a property — for example, because new transactions have been recorded since you last looked — you can refresh the Comps data from the property page.

Common questions

Why are there no comparables showing? This can happen for unusual property types or in areas with very few recent transactions. The tool relies on Land Registry data, which may not include very recent sales (there is typically a delay of several weeks after completion).

The comparable prices look outdated. Comp data is drawn from Land Registry records. If a sale completed recently, it may not yet appear in the data. Refreshing the Comps section may help if new data has been published since your last view.

Can I add my own comparables manually? The Comps tool works from Sprift’s data sources. If you need to include a comparable that doesn’t appear in the tool, you can add it manually to your report or notes outside of the Comps section.
