Data accuracy — what to do when property data appears incorrect
If property data in Sprift doesn't look right, here's what to check and how to report it.
Sprift brings together property data from multiple official and third-party sources. While we work hard to keep data accurate and up to date, there are occasions when something may appear incorrect or out of date. Here’s how to understand what you’re seeing and what to do about it.
Understanding Sprift’s data sources
Different types of property data come from different sources, and each has its own update frequency:
Sold prices and transaction data Sourced from HM Land Registry. New transactions typically appear several weeks after completion, as there is a registration and processing delay at Land Registry.
EPC data Sourced from the official EPC Register. New certificates usually appear within a few weeks of being issued. See Understanding your EPC data in Sprift for more detail.
Planning applications Sourced from local authority planning portals. Update frequency varies by council — some publish data weekly, others less frequently.
Property characteristics (type, size, tenure, etc.) Compiled from a combination of Land Registry, EPC, and other datasets. This data is generally stable but may occasionally show legacy values if a property has been converted or subdivided.
Flood risk data Sourced from the Environment Agency. Updated periodically when new flood risk assessments are published.
Common reasons data may look wrong
- Processing delays — transaction data, EPCs, and planning records all have a lag between the real-world event and the data appearing in Sprift
- Source data limitations — Sprift can only display what the original data source provides. If the source has an error, it will be reflected in Sprift until the source is corrected
- Property changes — if a property has been converted, split, or merged, the data may not yet reflect the new configuration
- Missing data — some properties, particularly older or unregistered ones, have limited records available
How to report a data issue
If you believe data is genuinely incorrect (not just delayed), email us at customer.success@sprift.com with:
- The property address
- The type of data you believe is wrong (e.g. sold price, EPC, property type)
- What the data currently shows in Sprift
- What you believe the correct data should be (and how you know, if possible)
This information helps us investigate quickly and determine whether the issue is in our system or at the source.
What happens when you report an issue
Our team will investigate the data discrepancy. This may involve:
- Checking the original data source to confirm what it holds
- Refreshing the data feed for the property
- Raising a correction with the upstream data provider if the source is wrong
We’ll let you know the outcome, usually within a few working days. If the issue is with the source data (e.g. Land Registry), resolution may take longer as it depends on the third-party provider making the correction.
Good to know
- Data that appears missing is not always an error — it may simply not exist yet in the source. For example, a recently completed sale may not have been registered at Land Registry.
- Sprift does not manually edit property data. All data flows from official and verified sources to maintain integrity.
- If you notice a pattern of issues with a specific data type or area, let us know — it may indicate a broader data feed issue we need to investigate.
