How do I run and troubleshoot Market Appraisal Reports?

A Market Appraisal Report (MAR) is one of the key outputs from Sprift, giving you a comprehensive property-level report to use in valuations and client meetings. Here’s how to generate one, and how to resolve the most common issues.
How to generate a Market Appraisal Report
- Search for the property by address or postcode in the Sprift platform
- Open the property page
- Select the option to generate a Market Appraisal Report

The report will be generated and made available for download, usually within a few seconds.
Common issues and fixes
Report not generating
If the report doesn’t appear after you’ve requested it:
- Check your internet connection and try refreshing the page
- Try generating the report again — occasional timeouts can occur
- If the problem persists, try a different browser (Chrome is recommended)
- Clear your browser cache and try again
If none of these steps resolve the issue, contact us with the property address and we’ll investigate.
Prices not showing on the report
If sold prices or valuation data are blank on your report, this usually means:
- The property hasn’t transacted recently enough to have a recorded sold price
- Land Registry data for the transaction hasn’t been published yet (this can take several weeks after completion)
- The property type or tenure may not have comparable data available
This is not an error — it reflects the data currently available from our sources.
Export or download errors
If you’re unable to download or export your report:
- Check that your browser isn’t blocking pop-ups or downloads
- Try right-clicking the download link and selecting “Save as”
- If you’re using the report within another system, ensure the file format is compatible
