What is the Material Information add-on and how do I activate it?
The Material Information add-on helps you meet compliance requirements for property listings. Here's what it is and how to get started.
Material Information is the set of facts about a property that a buyer would need to know before making a decision. Under the Consumer Protection from Unfair Trading Regulations (CPRs) and guidance from National Trading Standards Estate and Letting Agency Team (NTSELAT), estate agents are expected to include material information in property listings.
What the Material Information add-on provides
The Sprift Material Information add-on helps you gather and present the key data points required for compliant property listings. This may include:
- Council tax band
- Tenure (freehold, leasehold, etc.)
- EPC rating
- Flood risk information
- Planning constraints
- Rights of way and other property-specific details
The specific data points available depend on what information Sprift holds for each property and the scope of the add-on.

Common questions
Is there an additional cost? The Material Information add-on may be available as part of your existing subscription or as a paid upgrade, depending on your plan. Contact us for pricing details.
Does it cover all properties? The data available varies by property. Sprift compiles information from multiple public data sources, but not every data point will be available for every property.
Is this a legal requirement? NTSELAT guidance sets out expectations for material information in property listings. While enforcement and interpretation can vary, having this data readily available helps you meet your obligations and protect your business. We recommend seeking your own legal advice on compliance specifics.
