“I've just seen a Sprift Analyst Report and it's genuinely blown me away!

The depth of information, the quality of the data and the way it's all brought together are absolutely incredible. Having experienced it from a homeowner's perspective, I can honestly say it's changed my expectations of what an estate agent could be offering their clients.

Whatever the property market is doing, having that level of insight gives you the confidence to make informed decisions and a clear way forward at every step of the sale, from new to market though to stuck on market!”

Frequently asked questions

What's in a Sprift Analyst Report? A Sprift Analyst report is a market and competitor report for your agency, built by Sprift using Sprift Analyst. It follows every home your offices listed through to its HM Land Registry completion and covers every office at once, for sales and lettings. Each report is built around the goals you tick on the request form.
What is Sprift Analyst Sprift Analyst is an AI market analyst for UK estate and letting agencies, made by Sprift. You ask a question about your market in plain English, and Sprift Analyst answers from Sprift's property data, portal listings and HM Land Registry completions, as a short answer, a table or a chart. Every figure comes from a query run on that data, so it can be checked and re-run.
Sprift also uses Sprift Analyst to build Sprift Analyst reports: a market and competitor report for your agency, office by office.
What is the Sprift Analyst teaser report? The teaser report is a free, two-page preview of your Sprift Analyst report. It gives your agency's headline number, such as how many instructions your offices started that another agent finished, three findings with the evidence behind them, and the factors the data points to. The full report adds the office-by-office detail, the address lists and every view you ticked.
Do I need to share my CRM data? No. Sprift Analyst reports are built from market data: portal listings, HM Land Registry completions and Sprift's property records. To build your report, Sprift only needs to confirm which offices are yours, using the branch IDs your offices use on the property portals. You don't need to send client data or connect your CRM.
How do I get my Sprift Analyst report, and how long does it take?

Fill in the short form on this page and tick the goals that matter to your business. It takes under a minute. Sprift then confirms your offices with you, so every figure is yours, and your teaser report comes to your inbox within 48 hours of that confirmation.

Can I see an example Sprift Analyst report first? Yes. You can download a two-page example Sprift Analyst report from this page: real figures from a real agency, with the name removed. There is also a 90-second video tour of a real report, from the headline number to the homes on this page.
How can I find out which agent sold a home I listed?

Sprift Analyst follows each home your offices listed from its portal listing to its HM Land Registry completion, matched by property, and names the agent and office that completed it. When a home comes off the market unsold with you, then completes after being marketed by a different agent, Sprift Analyst counts it as completed elsewhere and shows how soon the home reappeared. Multi-agency instructions and relaunches are included, so some of those homes were never with you alone, and the report shows its working.

Can I trust AI-generated property figures? You can check every figure Sprift Analyst gives you. Each one comes from rows returned by a query run on Sprift's data for that question. Sprift Analyst does not answer from memory or fill gaps with estimates. Each answer states the data, filters and date range it used, and modelled figures, such as automated price estimates, are labelled as modelled. If part of a question can't be answered from the data, Sprift Analyst says which part. As with any data source, check key figures before you rely on them.
What data does Sprift Analyst use? Sprift Analyst uses four connected datasets, matched property by property using the Ordnance Survey UPRN:

•    Sprift's property records: 420+ data points on more than 30 million UK homes, including ownership, tenure, planning, property attributes and automated estimates
•    Sales listings from the major UK property portals, captured from February 2025
•    Lettings listings from the same portals, captured from June 2025
•    HM Land Registry price paid data, the official record of completed sales
Together they follow each home from listing, to sale agreed, to completion.

Every Sprift Analyst report states the snapshot date it uses, and the latest months of Land Registry completions are always incomplete while registrations catch up.
Is a Sprift Analyst report advice or a valuation? No. Sprift Analyst and Sprift Analyst reports are automated analysis of Sprift and HM Land Registry data, to support your own judgement. They are not advice, a valuation or a forecast, and Sprift is not FCA-authorised, a RICS registered valuer or a legal adviser. Modelled figures, such as fee pools, use the assumptions stated in each report. For a formal valuation, instruct a RICS registered valuer.
